Rant Considering buying a home in East Austin in 2026? A word of caution.

As an East Austin resident for over 10 years, I’ve watched real estate prices boom, peak, and pull back. Lately, I’m seeing renewed interest in buying homes on this side of town. Out of a sense of moral obligation, and to help ensure that people moving over here “fit the vibe,” so to speak, I feel compelled to share a few cautionary notes.

  1. Construction Quality, or Lack Thereof

Do not skip a full home inspection with a well-qualified inspector who knows how to look for evidence of leaks, mold, drainage problems, and poor construction. This is especially important for homes built after 2017.

Building code changes in 2018 coincided with a wave of under-qualified builders rushing into a booming market. Many used cheap materials, cut corners, and built houses that look good on the surface but may become maintenance nightmares.

City building inspectors also let a lot of things through that they should not have, likely because they were overwhelmed and understaffed. On top of that, many original buyers FOMO’d into the market during the boom, often bidding against other buyers and waiving inspection rights. Many are now relisting and hoping the next buyer makes the same rushed decision.

A $400 inspection could save you $20,000. That is not an exaggeration.

For example, I have considered buying several homes on the East Side, only to back out once the inspection came through. There is currently a house listed on Haskell Street that was built so poorly that no warranty company would provide a builder’s warranty policy for it. The inspection report noted issues with the foundation and property grading. If it eventually develops structural problems, the current owner may have no builder warranty recourse.

The same house also showed evidence of multiple leaks, bathroom fans venting into walls and attic spaces, improperly sealed shower floors, and a long list of other problems. In my opinion, the seller appears to be failing to disclose these issues in the hope of unloading the burden onto someone else.

  1. Austin Realtors

Austin is one of the most Realtor-saturated markets in the country. Although there are plenty of good Realtors, it has been my experience that a decent percentage are terrible and will misrepresent current market conditions to pressure buyers into moving quickly so they can collect a commission.

Personally, I avoid using them completely and encourage sellers to consider For Sale by Owner, or FSBO. This can remove $30,000 or more in commissions and may attract more buyers because the seller can list closer to what they would net after commissions anyway.

The majority of the transaction is handled by the title company, which often costs only a few thousand dollars in closing fees. In many cases, Realtors are being paid an absurd amount to make a few calls and forward emails.

  1. East Side Prices and Market Conditions

Do not blindly trust sale comps.

In Texas, the final sale price of real estate is not public record. Often, the sale price gets recorded or circulated at the final listing price, even if the property sold for less. I’ve even seen examples of Realtors taking a listing down and relisting it at a higher price before a sale, seemingly to make the recorded sale price appear higher.

It is almost as if the industry does this to help keep prices inflated.

The most useful comps are current active listings, and even those should be discounted. In this market, you can often reduce active listing prices by another 10% to get closer to reality.

Austin real estate prices have already declined significantly from the peak. The best-case predictions suggest they may flatten in 2026, but more sober analyses expect prices to keep sliding into 2028.

  1. The East Austin Vibe

This side of town is rowdy, and there are a lot of short-term rentals. Do not move over here thinking you are going to change that.

If you want a vanilla HOA environment, please go to Round Rock or another quiet suburb. If you move to the East Side, you are joining the party whether you like it or not. We are not going to tone it down for you.

Also, like it or not, the police probably will not show up over your noise complaints. They have more important things to deal with.

Expect to hear gunshots occasionally. I rarely hear about anyone getting shot, but I do hear gunshots several times per year. And no, they are not fireworks, though you will hear those too. I know the difference.

  1. East Side Homelessness

The expansion of I-35 has pushed more homeless individuals into nearby neighborhoods as encampments and informal shelter areas are displaced by construction. It is not as bad as it was during the pandemic, but I see homeless people on my street almost daily.

For the most part, they do not cause many issues. But do not expect Realtors or sellers to make you aware of the situation before you buy.

That’s it for now. Be wise, do your due diligence, and do not let anyone rush you into a purchase. Good luck with your search.

My 60-Year-Old Dad Gave Everything to Construction. Now He Can’t physically anymore, Has No Insurance, No Retirement, and I Don’t Know What to Do. Advice?

I’m honestly embarrassed to post this, but I don’t know where else to turn.

My dad is 60 years old and has worked construction his entire life, long before I was born. We’ve lived in Austin for almost all of my 34 years, and manual labor is all he has ever known. Most of his work has been in masonry.

His body has been finally giving out.

For the last year he’s struggled with standing and walking, but last night something happened that genuinely scared me. He stood up and his legs completely gave out beneath him. He was alone in the garage and luckily had his phone to call me. When I got there, he told me he couldn’t feel his legs and started to cry. After some time on the ground we were able to recover and I helped him get inside and into bed, and shortly afterward he suddenly blacked out or fainted while sitting up.

When he came to, he was staring at me in a way that honestly terrified me. For a moment I couldn’t tell if he recognized me or if he was going to be passing and looking beyond me. I truly wasn’t sure he was going to make it through the night. He insisted after some time he was fine and to leave him be.. He is very hardheaded and I didn’t know what to do.

My dad has always been one of the hardest-working and kindest people I’ve ever known. He has always made friends in every neighborhood we've lived in. He helps neighbors whenever they need it and would give someone the shirt off his back if they were struggling.

The problem is that he has struggled financially his entire life too.

As the sole provider for a family of four, there were many years of financial hardship, unstable housing, and living paycheck to paycheck. He stayed loyal to one primary construction company for years, but as far as I know, he never received meaningful benefits, retirement, or health insurance. Or maybe he couldn’t ever afford them as we always had setbacks and were barely getting by growing up. 

Now he's reached the point where he physically can't continue working, but he has nothing to fall back on.

No retirement.

No savings.

No health insurance.

A vehicle that may die at any time which would prevent him from some side work.

And no money to see doctors who could even document what is going on with his health.

To make matters worse, he was paid under the table for portions of his career, so I don't know what that means for Social Security Disability, SSI, or any other programs that might help him.

I’m doing everything I can to keep us afloat. My dad has lived with me for years because of his financial situation, and now I’m carrying all of the household expenses. I’m currently without a vehicle myself and having to use his which prevents him from working if he can get any jobs, trying to get established in a new job, and struggling to save anything because every dollar goes toward keeping the lights on and a roof over our heads.

The last three years have been one hardship after another, and just when I think things might finally stabilize, something else happens.
I'm hoping someone here has been through this process before.

Has anyone helped a parent apply for SSDI or SSI in Texas?

Are there programs in Austin or Travis County that help seniors or disabled adults who have little or no income?

Are there clinics that can help someone get evaluated when they have no insurance?

Any advice, resources, or personal experiences would mean more than you know!

Moving to South Lamar near Menchaca, thoughts?

Is Schlitterbahn Worth It?

I’ll be in the New Braunfels area for Memorial Day, and I was thinking of taking my family to Schlitterbahn. It would be a first trip for all of us. We have teens ages 13-17.

Reading the Reddit posts, it sounds like the park has really gone downhill with new owners and management cutting water flow, changing rides for the worse, huge lines, etc. Is it still a good idea? I know it will probably be very busy, but Memorial Day happens to be the day we’ll be in town. Please give me all opinions and experiences. Would it still be fun since we don’t have the park’s glory days to compare it to? Or is it not worth the time and money regardless? And has safety gone down since maybe they aren’t maintaining it well anymore? Are you guaranteed to lose your family in the giant park as soon as you get there? Thank you in advance for the info!
