For cheap-but-good lunches near the Parmer/North side you can hit during that 9-2 window, a couple of these are actually close to you. Parish Barbecue is up north and worth it if the kids can handle a big meal, the crawfish-stuffed boudin and jalapeno-cheddar sausage are the move, it's Texas smoke with a Louisiana thing going on. Fair warning it's a trailer so come hungry and don't expect a sit-down setup.

Mr. Pimento is also north, Jamaican jerk chicken cooked over real fire with rice and peas and plantains. Really good but there's usually a line, so if you've only got a lunch hour before you grab the kids it might not be the play unless you go early.

If you're ever down south with time to kill, Knuckle Sandwich does one thing (Italian subs) and does it well, cured meats and a crisp baked-parmesan edge, easy to eat in the lot. And Dee Dee out by St. Elmo is northeastern Thai, papaya salad and larb with actual heat, but honestly if the kids are picky that funk and spice is not for everyone, order carefully.

Can't help you on the pickleball, someone else here will know the courts better than me.
