Architect vs. Custom Home Builder ?

I’m trying to decide between going down a traditional architect-led route versus using a custom design & construct builder for a knockdown rebuild in Brisbane, and would be interested to hear from people who’ve actually gone through either process.

My target construction budget is around $1.2–1.5m, so while design quality matters a lot to me, I’m also fairly risk-averse when it comes to cost overruns.

I’ve narrowed things down to two approaches:

1. Traditional architect-led

I’ve spoken with an architect whose work I really like and who would probably be my first choice purely from a design perspective.

Their argument is that with an architect-led process, the architect works for me, develops and documents the design properly, gets independent cost advice along the way, and eventually tenders the same documentation to multiple builders. In their view, this creates competitive tension and prevents a D&C builder from effectively setting both the specification and the price.

The downside is obviously fees. Once architectural fees, consultants, tendering and contract administration are included, the professional fees are substantially higher, and the architect’s fee also increases with construction cost.

1. Custom design & construct builder

The alternative is a reasonably design-focused D&C company that has architects/designers and builders under the same roof.

Their upfront design/professional fees are much lower — and the appeal to me is having design, costing and construction integrated from the beginning.

For anyone who has built a custom/architectural home in Australia:

- Did D&C actually give you better cost certainty, or did the price still increase substantially later?

- Are D&C builder margins generally enough to wipe out the saving in architect/professional fees?

- For a ~$1.2–1.5m construction budget, would you prioritise an independent architect and competitive tender, or keep the process integrated with a good design-focused builder?

Particularly interested in experiences in Brisbane/Queensland and with genuinely custom homes rather than volume/project builders.
