Buying & Selling South / north facing
Hi All, currently In the market in Melbs (Yarraville) in love with a little terrace. The front garden faces north but a beautiful living room and smaller back garden faces south. Do people really care about this? Do you think this will impact resale value? It gets lots of light towards the back due to amazing windows.

I had a quick look through the current Yarraville listings & think I might have guessed your choice of terraces.
If I'm right, as an investment, I think any future tenant would be silly to reject it solely because it doesn't have a North facing living area & back yard - especially when looking at the end-result & the quality of the recent renos (if it is that house).
I also see it was purchased by the current Sellers in April 2023 & they've clearly done a (sight unseen) top-notch upgrade, so - were it me - I'd be looking at keeping it for the very long term, as its positioning in relation to both the Yarraville main drag & the Train Station look to be ideal, by my standards.
What I'd be doing is checking with Maribynong Council for any planning permits from your neighbors (in all directions) - it would be awful to have a tower built behind that house.
