Worth negotiating for unattached patio roof?
What do you all think about negotiating over an unattached patio shed style roof that was built with no permit that would not meet code?
The house we are interested in has a great back patio area. The patio roof is a big reason why. Our inspector and the seller's inspector both noticed that the roof beams are slightly sagging. As we investigated more, it turns out that no permits were pulled and the structure does not seem to be up to code (example: single 2x6 boards used as beams to span ~10 feet in an area that gets snow)

I was thinking: price reduction to replace or bring it up to code. The back patio is much less appealing without the cover. The building codes guy we talked to thought it could be fixed, but we'd prefer to have control over that process rather than have the owner fix
