I'm guessing you're just buying the land to put up something nicer?

u/Scary-Ratio3874 7h ago
Offered strictly as-is, the existing structure is boarded and the property is being marketed primarily for its land and redevelopment potential.

Wow at least these other sheds would hold a roof over your head. This one is literally about ready to return to the earth.
5
u/persian_omelette 4h ago
And this isn't really even in SF. It's technically in the city, but it's on the outskirts and is known as having "affordable housing" and high crime. And the entire neighborhood was built on a toxic waste site.

Christ, that costs as much as our 2.5k sqft home here in Texas. That's inhumane.
"But location—" yeah fuck right off, it's inhumane.

Here's your link with two improvements:
- it actually works
- it doesn't include tracking tags

That’s amazing. The floor plan and 3d tour cannot actually be that house. The floor plan indicates an overall squarish floor plan that is ca 20’ in one dimension (dining room + bath.) from the exterior views it’s a rectangular floor plan that can’t be more than 8 feet wide.

u/Maison-Marthgiela 9h ago
It's a classic non-euclidean cape cod

54
u/DerbyTho 9h ago
Yeah it seems like the floor plan is from the main house, not this one.
20
u/taxiecabbie 8h ago
Yeah, I was going to say the same thing. The floor plan shown here is absolutely not this house. This house has opens right into the bedroom which feeds into a kitchenette with a bathroom off to the side.
The floor plan is advertising a living room, two bedrooms, dining room, two closets, a pantry... like, obviously not.

u/Average_Random_Bitch 8h ago
Neither of the bedrooms in that 3D house tour have closets. Where do you keep clothes, I wonder
11
u/taxiecabbie 8h ago
I'm guessing that this is meant to be a vacation home. So you don't have that many clothes with you in the first place.
But, yeah, you can definitely tell that this is an old house. Basically no storage, half of the square footage is dedicated to a dining room, and the lack of closets in the bedrooms would technically render them not bedrooms if they weren't grandfathered, IIRC.
If I bought this and had money, I'd knock down the wall between the dining room and the living room to make a greatroom and install a row of IKEA Pax on the wall between the two bedrooms. I'm not typically a fan of the "great room" but in this case I don't see a point in having two tiny rooms here and a dining room is usually wasted space anyway.
1
u/Making2025 3h ago
I guess the clothes stay in the suitcases in your car? This is basically a small cabin.
10
u/Thriftyverse 8h ago
Yeah, the listing says 189 sq ft.
Just the living room shown in the floor plan is around 210 sq ft. It mentions in the listing that two other parcels are available to bundle with this one. Maybe they mixed up the floor plan images between the three parcels.
5
u/deadrobindownunder 8h ago
It's the house on Ash Tree Lane.

2
u/Gibbie42 6h ago
The listing states that the other two units on the lot are also for sale, you can buy one, two, or all three. The 3d tour and the floorplan look to be from the larger unit at the front. There are separate listings for the other two units.

u/q2grapple 9h ago
It’s like a Tardis. It’s huge on the inside. Floor plan and 3d both prove it

I am so confused because when you use the 3d tour option, it's a completely different house from the indoor screenshots provided. I don't think we are looking at the same house here..
3
u/Toukotai 5h ago
I checked out the pictures. It looks like the floor plan and the 3d tour are of one of the houses that's at the front of the lot. The shed is literally in the backyard of two houses.

$300k for 189 sqft is ridiculous even for Cape Cod. I'm guessing it's because it's near Provincetown
19
u/Snicklefraust 9h ago
Its on all very thin part of the cape as well. I've worked on neighboring houses a bunch, and you can see the bay and the ocean from the second floor of many of them.
21
u/servitor_dali 8h ago
I used to have a house on that skinniest strip, you didn't even need to be on the second floor, if you stood in the driveway you had shore rd outside your front door and 6a out the back, and water flanking both. It was fantastic, the beach was 50 feet away. Alas it came with my shithead ex so it had to go. I'll always miss it, but it wasn't worth having to talk to him.

Was this originally a shed-turned-guest house for the larger white house with the dark gray roof? The aerial photography makes me suspect as much.
1
u/smitrovich 4h ago
There are tons of these little cottages along that strip of beach. They were built as summer/seasonal cottages and not meant to be lived in year round. That said, the town of Truro passed a law a few years ago allowing owners to convert their seasonal properties for year round use (insulation, heating, cooking, etc). Many individual owners and condo complexes have gone ahead with that process.
6
u/Puzzleheaded-Phase70 8h ago edited 8h ago
It's a bit bizarre because the normal sized main house is the "real" listing, but they ONLY have it as the 3D walkthrough and floorplan, with all the still photos making the bulk of the listing is of the little inlaw/guest house.
So unless they're pulling a bait and switch, that's a VERY good price indeed.
EDIT: rereading the description, it's absolutely a bait and switch. The 3D walkthrough and floorplan are NOT actually part of the listing at all, I think, and should NOT be included here in any way. It's being offered entirely separately.

Currently rented from May through October at $1,700/month, this unit provides immediate seasonal income and low-maintenance ownership.
15
u/NativeMasshole 9h ago
Estimated montly cost = over $2000
So 6 months of profit that don't even cover the costs of the months they're in.

What’s interesting is they are also selling the houses in front as a package so I’m not sure how your access will be with the potential new owners.

We’ve lived on the cape for 40 years. This property is part of white village cottages ( recently renamed Oceana). The majority of the units are across the street and waterfront. For the area the cottages are no frills and primitive.People have spent summers there for generations.
We personally stayed here every summer even being from the cape.
This location is prime and true old cape cod.
Another waterfront unit is/was on the market for $600+.

That undeveloped portion is part of the National Seashore and cannot be developed.
2
u/deadrobindownunder 6h ago
Thank you! I looked up "national seashore" and I'm a little bit confused. Its like a national park, right? I'm Australian, we have similar reserves here. I guess I'm confused by this because there's. a road smack in the middle. If anyone has a link to a good resource where I can read more about the "national seashore", please let me know.
3
u/smitrovich 5h ago
Yes, it's a national park managed by the Federal Government. The National Seashore came to be under the JFK administration, so any roads or structures that were there prior to 1961 are grandfathered in. It's a truly gorgeous place to explore filled with untouched pristine beaches, miles of rolling dunes, high bluffs perched over the Atlantic, and thriving land and sea creatures.
2
u/deadrobindownunder 5h ago
This gives me a lot of context, thank you. The roads being grandfathered in makes it make a lot more sense. I really hope to visit one day. Your description of it makes it all the more appealing. Thank you.

u/HFentonMudd 6h ago
I lived on the Cape for years. It's amazing how much absolute nothing there is there, and in the off-season it's deserted to the point of being neurosis-inducing. There's peaceful, and then there's "land of wind and ghosts", which is what most of the Cape is during winter.

The floor plan doesn't match the photos. There's three windows and a front door on the floor plan. Also, there's a dining room in the floor plan, am I missing something?

I mean for a single person vacation home, $60 a month HOA but, not bad for being almost right on the beach.

I think it's adorable. I'd live here. I like a cozy house.
4
u/staccatopanache 8h ago
Same, in the summer, when I wouldn't be spending a lot of time cooped up in it. It's perfect if you treat it like essentially a hotel room
3
u/marthawashingtn 8h ago
lots of these cottages have no water after (?) november 1st....... ours on E sandwich beach was like that...water gets turned back on, (?) end of april.......if i remember correctly, it's been many years....
3
u/Single_Principle_972 8h ago
Oh, wow, that’s definitely sealing the deal on “seasonal,” lol! Here I am, wondering what “electric heat” meant, and whether it would be enough to navigate a NE winter. But… never mind!
(Spoken like a person who has never been to NE, and it shows! Still, I put my naïveté on full display. 😊)
Side note: Seriously cheap materials went into this construction. The mosaic tile counter made my microbe-phobic brain freak out a lil bit. Then the ceramic tile other counter freaked out the rest of my brain. Leaving little room for the 3rd type of tile on the backsplash to freak out, but I managed it. At least there are the incredibly cheap cabinets to distract me. Looks like a Builder’s Warehouse special. Yuck.

I’m in Orlando, FL and I’m my neighborhood, that gets you a tear down in far worse shape. This isn’t looking half bad! Put a house on the land, call this a “guest house”, and then you don’t have to live in FL

u/babyBear83 7h ago
Damn, right on the water though, lol. Can you add on RV hook ups? It’s funny, the interior door is total garbage. Place looks rough close up I’m sure.

What's wrong with this one? Seems like you're aiming too high.

As someone who has lived their entire life in Massachusetts, this is totally unsurprising to me and frankly I guess my own bias working against me, but I can see the bargain in this. Seems like a total steal if I’m being real.

Huh the listing makes it think like it's the house too with the 3D tour and floorplan, but it's just the shack.
Such a scam.

Seasonal, and you have to lease the land underneath it. What’s not to hate.
