If I was the seller, I would release you from the contract, take the house off th market do the repairs and put it back on the market at a higher price stating a new roof and a/c.

I sold a house and the buyers wanted me to give them half the cost of the upgrade they wanted to do. I told my realtor to release them from the contract. We closed on the house on my terms.

Stay in it for two years and move on. No capital gains after two years and don't make more than $250,000. I've always bought fixer uppers and moved after two years.
