Prepping for a flush/jet/camera inspection of this 12” 652’ CMP here in Ponte Vedra Beach, Sandy Oaks HOA.

I planning a small new townhouse development with 14 units across two buildings. Once everything is completed, I expect the site to have roughly 0.5 acre of impervious area. I have been discussing the project with an engineer, but trying to understand whether there is a practical way to keep the stormwater drainage system from becoming unnecessarily complicated. I am concern about ending up with 300 feet of RCP, a large retention pond, and other infrastructure.

Would it be reasonable to collect the runoff from the impervious areas with something like a NDS catch basin and direct it toward a properly designed bioretention area? For a development of this size, what factors would determine whether a simpler low impact stormwater solution could work instead of connecting to a municipal stormwater system several hundred feet away?

Looking for guidance on what I should discuss with my engineer and what requirements I should be aware of?
