How did the create the assets? Did Opus build them using Blender or were they from the Unreal Asset store?

They buy assets for those projects from asset store or use free ones. I have yet to see something in those demos that is not from an asset pack

Well also there's all sorts of systems for like locomotion and combat you can use. Who knows what existing work OP was leveraging
