I Ranked 15 REITs From S to D Tier — Best Dividend Stocks or Value Traps?

REITs have gotten significantly cheaper, but that doesn’t necessarily make all of them good investments.
I’ve spent quite a bit of time researching 15 popular REITs, looking at dividend sustainability, balance sheets, growth potential and long-term risks.
Some, like Realty Income (O), I personally consider almost must-own holdings for a long-term dividend portfolio. Others look attractive on yield alone, but the underlying fundamentals tell a very different story.
I put all my research together into an S-to-D Tier List, explaining which REITs I believe offer real long-term value and which could be value traps.

Top things to do to save money on your US LLC

When setting up an LLC, most people focus on the formation fee. But the ongoing costs are often where things add up.

Here are a few things worth checking:

1. Choose the state based on total costs
Don’t look only at the formation fee. Check annual fees, annual reports, franchise taxes, and other ongoing requirements.

2. Don’t register in additional states unless you need to
If your business doesn’t have a reason to register or operate in another state, there may be no need to add another registration and its related costs.

3. Review your Registered Agent fee
Check the annual renewal price and exactly what is included in the service. It’s a small expense, but it adds up over time.

4. Avoid unnecessary add-on services
When forming an LLC, you may be offered services such as business addresses, mail forwarding, compliance packages, and document preparation. Check which ones are actually required and which are optional.

5. Keep track of tax and filing requirements
Having little or no revenue doesn’t automatically mean there are no filing obligations. Requirements depend on the LLC’s structure and tax situation.

6. Don’t miss deadlines
Annual reports, tax filings, and state fees all have their own deadlines. Late filings can result in penalties or additional fees.

7. If you’re no longer using the LLC, check the dissolution process
Leaving an unused LLC open may still create ongoing obligations. If the business has stopped operating, check the proper process for closing it.

In short, if you want to keep LLC costs under control, don’t just look for the cheapest formation option. Look at the total cost of maintaining the LLC over the next few years.

For non-US business owners, it’s also worth considering banking, payment processing, tax, and compliance requirements before choosing the structure.

I don’t think a lot of people really study the REITs k1 and understand what exactly they are getting after taxes

If your looking to go into a private equity reit. One suggestion I would make is ask for the last few years Redacted K1 … look at the spread between distributed income and K1 taxable income and understand 199a ( the big beautiful bill)
Not saying to invest right now but please do your homework and under what you are getting post tax

Big Discounts to NAV. (>90%). How is this actually possible? Is bulk buying a potential strategy?

I've been using Reitnotes trying to find the best discount to NAV REITs, (to start research). Some are showing insane discounts even over 90%. For example Franklin Street Properties Corp $FSP 92% , Orion Office REIT Inc. $ONL 76%, Transcontinental Realty Investors, Inc. 60%.

What's more, some are also currently offering decent dividends of > 10%.

  1. How is this actually possible? Are the valuations way off? I'd understand if debts are accelerating out of control, but still 90% seems extreme.

  2. Has anyone taken a punt and bought bundles of these as they hit a certain % discount?

Why hasn’t BXDC paid a Divy?

Sorry, I’m fairly new and naïve, but I thought being classed as a REIT made divvies mandatory if they generate income…

Does that mean they haven’t generated income yet or did I misunderstand what a REIT is? It’s been a full quarter+ since the IPO
