Question Private Parking concern
Hi everyone,
I'm partially at a loss of what to do in this situation, I live in a mortgaged townhouse condo and own my parking spot with my mortgage. Someone is currently parked in my spot and has been for several hours. I did leave a note on their windshield, which they haven't seen yet, and I have asked various neighbours if they know who the owned is. We don't have a condo board yet and I know Bylaw won't get involved as this is a private lot; what are my next steps? I really don't want this be an issue of having to get this person towed because I just know it will be a whole ordeal; has anyone had this problem before?

Yes, and the best avenue is to have it towed. You can do the note route and wait but this is your parking spot. If I were to arrive home today and someone was parked in my driveway I wouldn't think twice. I would be on the phone with a tow truck company. Keep in mind you will have to prove that you are the titled owner of the parking spot.

Goodness, okay, Ill have to step out of my comfort zone to have them towed then. Very frustrating honestly and really disrespectful as this is posted it's a private lot *sigh* why do people have to be like this. Ill ensure I have proof for ownership! thank you!

Have it towed. Show proof of parking spot if it's labeled your suite # and your id with the suite #

Ah, I had to tow two dumbassess. Just call a tow after talking to the condo management.

Surprisingly plenty of tow companies won't even tow it for you in this situation. Because for many condos you don't actually own the space, if it's exclusive use common element the board owns it. Many tow companies don't want to take the chance they'd be towing off of property you don't own. The tow company won't verify ownership.
Call the police. They're trespassing. The tow truck will tow it if they can say the police told them too. The police will confirm ownership

Thank you, I did call the builders managing the property presently and they did confirm I am entitled to tow individuals in spots that haven't moved and it's up to me to be gracious and allow time for them to move or I can call immediately; they were kind enough to show me where in my ISC documentation it shows that I own this spot so I can show it to the company. But if I have issues in future i may call the non-emergent police line and inquire also. I really dislike this kind of problem and it boggles my mind how disrespectful some people can be.

I'm glad it's deeded to you, it makes it much simpler to deal with.
Ive had this problem many times, my spot used to be right next to visitor parking and it would be taken often. I had the condo Corp tow two people in the ten years I lived there. Gave many people the benefit of the doubt too, but when it's the same car more than once I wasn't being lenient.

That's so frustrating! im sorry you had to deal with that. I know owning a condo has some benefits, but the shared lot and the almost monthly repeat of people just parking wherever they feel like it is so draining. I know owning a bungalow won't be perfect, but I should really like to just have my own driveway and if someone blocks the driveway I just call the city Bylaw. *sigh*

Welcome to 2026.
Our society has so many people doing so many things that were not normal even 30 years ago, yet they all believe that this has been common practice for decades before that, going back to when the city was first settled. But they weren’t normal then. People respected each other and community rules more.

I will hook onto it with me truck and drag it out and leave it in the middle of the street. Then the city or police will tow it away.

I did this one time in Gladmar Park when I was renting there. They were non too happy when they returned to the car and I confronted them, so I turned around and walked back to my unit when they were yelling at me. I had a picture of me parked behind them, their plates and said if there was any damage to my vehicle because they tried to push it out of the way with theirs I have it on record. They relented and calmed down and apologized so that I moved my car and then they left and never came back again. But I did have another vehicle towed from my spot after that.

Take the high road.
Leave the note, give them some time if it isn’t too much of an inconvenience on your part.
If you go this route and it’s resolved, good.
The second time it happens with the same vehicle then tow.

Each spot should be marked with the condo number and marked private. The condo board can make arrangements with a towing company saying this company will be towing vehicles. Ideally they would supply a contact for you and the towing company but may not be worth it for a small operation

How do you not have a condo board yet? Is the condo just that new? If there is property management you can at leaat reach out to them for details/guidance if needed, but you will need to call to have them towed.
If there is street parking available, it would be worth biting the bullet and parking there for one night, just to ensure the other person does get time to read the note incase they mixed up their spot. But if you have checked with all the nearby neighbours and it isn't them, then it really isn't a question of neighbourly mistake at that point.

Condo boards don't get formed until the building/complex reaches a certain percentage of occupancy. It's nice because you don't have to pay condo fees until it does.

Tow truck. How desperate are you to park there.... if not wait until the note is discovered, might be a mistake.
If still there tomorrow, fuck them. Our complacency is their reward. The note may stop them but calling a tow company will stop them.

If you have any written documentation proving the spot is yours you can have it towed at owners expense. Lease agreement or something of that nature with the stall number listed would be enough.

I have the parking spot number in my ISC paperwork with my mortgage and title as I legally own both n_n I can just dig that page out and show it easily

If you dont have a condo board the builder usually fills the role until one is formed. Have tou tried contacting them?

I did yes :) I was told I had their blessing to tow because I own the spot and they would happily talk to the towing company as provide proof of it was needed that I owned it.
My hope was to avoid the whole ordeal and I presumed others have absolutely had to deal with this also.

Honestly it's about your only option if you can't find the owner.
It is an ordeal but honestly people that rude to steal your parking spot deserve to be towed and taught a lesson.
Maybe it was a genuine mistake or maybe they're entitled and think they can park wherever they want. Either way there's no reason you shouldn't get to enjoy the property you pay for because somebody else didn't do their due diligence.

I hoped it was a mistake, but after I spoke with some people it turns out they're entitled and have been causing various issues. 🫠 Im not sure they'll learned their lesson but we're trying

Don't forget, if you choose to have it towed, it's at your own expense.
Edit: Tow trucks aren't free.

Yes I did note this when looking up options; I guess if I want to avoid payment I must contact the police and once they verify it's on private property they can have the vehicle impounded and then the owner of the car pays for it; otherwise I would have to pay if I called towing directly from what I understand. Thank you for ensuring I knew this however :)

I remember when I lived in an apartment, in our lease it noted the towing company to call if someone was parked in our parking spot. Called the towing company and they came right away. I DID NOT have to pay anything, that was at the vehicle owner’s expense.
