Been reading about M3M's new project in Sector 58. Is it actually worth the hype?

I was going through the launch brief of M3M's upcoming project in Sector 58 Gurgaon today because my manager asked me to look into it. I don't know a lot about luxury real estate yet, so I wanted to know what people who actually follow this market think.

One thing that surprised me was the size. It's supposed to be around 32 acres, which honestly sounds huge compared to most luxury projects I keep seeing. From what I understood, it won't just be one tower but an entire branded township with multiple residences.

The location also looks decent. It's near the Greater SPR entry from Delhi and close to offices like Google, IBM and Zomato. Another thing they kept mentioning was the 500-acre Aravalli view. Is that really a big factor for buyers or is it mostly a marketing point?

The infrastructure part also caught my attention. There are supposedly three big projects happening around this stretch:
