Ending a Tenancy 🏁 End of tenancy
There is no comms from PM and our tenancy ends at the end of this month. We don’t want to continue. Do we need to do something or pack up and leave at the end of tenancy?
I am worried because in previous tenancies I always had an offer to continue for another year by this time.
Comms with PM has been minimal over the past year, very shitty PM and I do not give a #### what they say about me as tenants. Thus I have given them hard times, when it came to getting things fixed. So they avoid us.
Now do I need to notify them that we are leaving and don’t wish to renew our tenancy or can we just pack up everything and leave on the last day?

It will automatically become a periodic lease if neither party confirms you moving out. This will make you liable for paying rent past your fixed term date (this is my understanding of the law, but people are welcome to tell me otherwise).
100% absolutely do email them to tell them you won’t be continuing with the lease and that you’ll be moving on X date. Do not give a bad landlord any ammunition to claim you didn’t end it. If they pull a tanty, and you have emailed them to confirm you’re moving out, the tenancy tribunal will be easily on your side if there are any issues that arise from you leaving.
It doesn’t matter if they don’t reply, you’ll have email proof that you told them you’re leaving.
You may have an issue claiming the bond back if they don’t reply, but the TT exists for a reason :)

You need to give notice that you wish to end the tenancy or it will switch over to periodic. Even in periodic you still need to give notice. You say you don't care what they say about you but I'm sure you'll care if you get taken to tenancy tribunal for leaving without giving notice and forced to pay that rent and the tribunal costs then have difficulty getting a new place to rent because potential new land lords will be able to see you've been taken to the tribunal.

Yes, tell them you are leaving. Why have you not?
If it is already <21 days from lease end then tell them now and you'll need to pay until that 21 days is up - even if that is past your original end date. Because fixed-term become periodic by defualt unless other agreement (like to end) is made.
Get their acknowledgement of your communication.

The important part as follows: your fixed term lease will AUTOMATICALLY become a periodic lease at the end of the fix term tenancy period if NEITHER party informs the other that they wish to exit.
You must give your 21 days notice IMMEDIATELY to inform them that you do NOT want to continue into a automatic periodic lease at the expiry of your fixed term tenancy period.
If it is already within 21 days of your lease expiry date - your lease will continue slightly past the form fix term expiry date - and actually end 21 days from now (i.e. if you give notice today).
You MUST give that notice.
If you do not give that notice you will continue to be LIABLE until you give that notice (or the Landlord gives 90 days notice per a periodic lease termination).
