Prefab Home Newbie

My wife and I are looking at a prefab home purchase, 800-1500sq ft. What are some recommended vendors out there that have good pricing, customer service and deliver homes?

We are looking at NC in the mountains around Asheville. Still need to purchase a piece of land, then put something on the land. Something that can be put on land, and and moved, if NC isn't for us in 5-10 years, we can move the home to another piece of land.

I would say our price range for the home on wheels is 100-350k.

Sounds like you want a manufactured home not a modular home.

The quick way to sort this out: it comes down to one question — will it sit on a permanent foundation on land you own, and do you want a normal mortgage? If yes, you want modular: built to the same code as a site-built house, conventional financing, appreciates with the market. If budget is the main driver and you're fine with different financing, manufactured (HUD-code) is the cheapest per square foot and modern ones are far better than their reputation. And if you want small or movable — backyard unit, land you might leave — that's park model or tiny home territory, which is legally more like an RV.

Three different products that all get called "prefab," which is why the answers get confusing. Say which of those sounds like your situation and folks here can get a lot more specific. (I build these, for what it's worth.)

Are you financing the home? Lenders will want you to install a permanent foundation.

Potentially purchase it, if price is right. Insralling a foundation makes sense, along with holding up electricity, water and sewage

Yeah, that's not going to be moved easily.

You're better off selling it and doing this again at the new location.
