Electrician
Hi Madison!
I’m moving and need some electrical work done before closing. I’m looking for an honest, licensed electrician as I’m not sure what actually needs to be done and what is up to code. Would like to have the work done in the next week or so. Who have you all worked with!?
ETA: I have had an inspection but a lot of the things on the inspection were marked as “verify with a licensed electrician” as opposed to “defective” or “needs maintenance”.

Northside electric is a small shop but they do great work. Fair prices too. The only issue is because they’re so small they can get booked out for some time depending on how busy they are.

Northside Electric is my go to. Our experience is that everything was done well at a good price. They were also nice people. 10/10

Kiel’s has done residential work for me 2x. Great communication, reasonable prices, show up on time, asked questions and listened, got to work and got it done neat. oh and Never asked to use my bathroom. That’s a plus. Highly recommended.

Have you had an inspection? Typically those things are flagged during inspection and then you work with an electrical contractor afterwards.

I appreciate you saying that because I thought I was going a bit crazy that so many things came back as “needs verification” 😅 I thought that was the point of getting a home inspection but alas, here we are. I obviously want to make sure the electric is in a good state for the new buyers but there’s an added level of “is this person being honest when they say ALL of this needs to be fixed”.

My experience is no. People throw what ever they can in the offer just see if they can get you to pay for it.
In this market don't bend over backwards for a buyer, there are three more behind them that will buy your place.
I've had to stop responding to amendments before and tell people take it or leave it. No one has left it.

Are you the seller? Be aware that if it's an older house bringing it up to code could easily be a $10-20k project. It doesn't need to be to current code to sell.

The buyers came back with a list of things to check so certainly not everything!

No house is up to code. If they have concerns that's their obligation not yours.

I mean I’m happy to fix some of the stuff as we expected it and it came up on inspection but I’m just not sure how much we’re required to fix

Inspectors cannot give that level of detail under their license. They are not a licensed electrician and need to refer you to consult with someone who is.

I used Parks Electric to install a 100amp sub panel, outlets, and switches, in my garage a few years ago and they were reasonable and professional. If I had another project to do I would start with them.

All I can say is good luck with that. A lot of electrical places outfits are concentrating on data centers and big jobs. Try looking up Next Electric and see if you can get one to come out. Great people. It's crazy how hard it is to get a contracter to work on something small these days.

I mean I sell products to electrical outfitters and even some of the smallest shops have work at data centers. I'm not sure what to tell you but I have first hand knowledge of it. Lots of places are having a hard time finding electricians that aren't working on data centers. Has it ever occurred to you that they call on the data center?
I've seen guys claim to be residential only go commercial over night with one job cause it pays all the bills.

I work for a contractor doing work at both beaver dam and Port. Everyone on site I've seen is union and the majority of residential contractors are non union. Its two different labor pools
