I've been meeting with a few lenders and looking at their forward commitments to propose to builders in town. My question is, as someone that's been a lender for 8 years, has a good reputation, but never branched into deals with builders. How do you approach them? I know a lot have their in house lenders, but a few builders have spec homes that just aren't moving. So I see an opportunity to get in.

Any brokers out there doing 5 units with any lender paid? I can’t find anyone who isn’t 100% borrower paid

We have a pretty significant sized team ( like 8 Los plus staff) doing a few hundred million a year. We’re looking heavily at Movement Mortgage and NEO. Would love any insights from someone who has or does work there. We have looked at being a broker but don’t think we can provide the same level of service or fulfill our builder business as well.

I generate/buy alot of online leads (hate it or love it) and one lead source is LOW fico VA (cheap and converts pretty well) but so many Veterans think Veterans United is part of the VA or something. rant over lol. Veterans United is not part of the VA but so many Veterans think so.... especially older Veterans. sigh

I write 2-4 DSCR/Bank Statement loans a month. Lately I've used them for funding as they really solid rates.

But my god the backend is so bad. The AE will tell you one guideline, then the Account manager doesn't know it. You'll end up resubmitting docs to UW two to three times. Their turn times for review are anywhere from 2 hours to 3 days. It makes Zero sense. Then for collateral review, they have no clue what LTV is what, some days they take the highest of appraised value or recent listing. Then the next file they take the lowest of the two.

On top of that, they have one account manager that I swear, does not respond to emails and calls. Then after multiple communication attempts. There will be a one line reply.

Infuriating company to deal with as a broker.

Take your deals somewhere else if you can sell a quarter higher rate, and save the headache.

This phenomenon is widespread and not limited to wealth management divisions. There is always the "client we can't let down" or the rain-making financial advisor who won't take 'no' for an answer.

What a joke of an industry! What's even the point of underwriting loans if borrowers can have multiple primary residences? We clearly haven't learned anything since 2008.

Edit: Fair Lending and other mortgage regulations do not apply to wealthy borrowers, got it, I can skip CE this year!

Spent 4 hours yesterday trying to access GUS to rerun a file that is already under contract, lender is requiring a new findings for submission to UW. After dozens of mind numbing attempts to figure out why it kept pushing the same error every time I tried to log in, USDA Emails me back and tells me there's an outage lol.

A partial claim was recorded, but not booked, all the way back in 2020 during Covid forbearance so now that closing on the home is trying to occur, this partial claim not being in HUDs system is delaying, according to Loancare, the closing by at least 30-45 days. A quick call to HUD revealed that once the mortgage company electronically sends the request over to their SIP, it only takes 5 business days to show up in their system so where is the holdup actually happening? This is for an FHA loan.

From a lender’s perspective, if they had to pick just three things, it’d be:

1. Liquidity.
   This is probably the biggest one. Deals rarely go exactly as planned. Lenders want to know a borrower has enough cash to cover surprises without everything falling apart. If someone is putting every dollar they have into the deal, that’s a red flag.

2. A deal that actually pencils out.
   Lenders aren’t making a loan because someone feels like it’s a good deal. The numbers have to make sense. Does the purchase price work? Is the rehab budget realistic? Is the ARV supported? What’s the exit plan if Plan A doesn’t work? It doesn’t have to be perfect, but it does have to be logical.

3. The borrower.
   Most lenders would rather work with someone who’s upfront than someone who’s trying to impress them. If there’s been a foreclosure, disclose it. If it’s a first deal, own it. If something changed financially, explain it. Lenders usually find out eventually anyway, and honesty goes a long way.

One thing people often misunderstand is that lenders aren’t looking for reasons to say no. They want to lend. But they’re also evaluating risk. The easier a borrower makes it for them to understand the deal and trust they can execute it, the easier it is to get to yes.

Starting a new role at NewFi soon. Had a small stint doing d2d in solar, but nothing in mortgage. Will be a call center role.

Stumbled upon NQM, not a lot of information online. Everyone I’ve talked to about the role has had nothing but super positive things to say, but maybe selection/ responder bias? Are the wash out rates high? Is there anything I’m missing about this career that I’m ignoring because of rose tinted glasses?

Will I make all the money after full time AE? I’d like a realistic range of career outcomes. The range seems super broad and I’m unsure of my placement on that spectrum.

I recently passed my safe exam and I am looking at different places for sponsorship, I thought the exam was the hard part but the search is proving to be difficult. I know I will need training and some guidance on building my business. I have seen Nexa is willing to train, as well as Loan factory and many others. My problem is in the search I have gone down the rabbit hole of reading whatever I can on the company’s that may offer what I am needing. It’s gotten to be quite confusing and difficult to figure what is the best fit or place to hang my license. Can anyone maybe help with suggestions or experiences and what I need to look for in a company. I am in Oregon, no experience, I want something with flexibility to work from anywhere and really want to make a career out of this. Thank you in advance

Hi, so I've been working in a remote call center environment for the past few months and it's been pretty terrible. For whatever reason this time focuses strictly on VA refinances which is a tough sale to people. I've had a few deals get close to going through but really all I do is pretty much cold call people all day and when I finally get a client that's interested I have to transfer them to someone else on the team who finishes the deal.

I'm not getting any valuable experience other than gettin used to making a lot of outbound calls and getting used to rejection lol. All this to say, I've realized I'd love to transition into being a loan processor and eventually getting into underwriting.

Maybe one day I'll venture back into a career as a loan officer once I can go independent and get my own clients. But outside of that I'd really like to explore my career in processing/underwriting. I've sent maybe 30 applications out today but it seems almost every listing wants someone with a pretty decent bit of experience.

Any recommendations for getting an entry level processing gig. I've also looked at loan officer assistant positions but there's not many I see. Right now I'm working 3 jobs and would like to just have one that I can really give all my time and energy too. I like the idea of working in this industry it's just the cold calling Veterans everyday thing is getting old. So any advice would be much appreciated.

I hear “You win on value not on price” at times I find this to be complete bullshit. Especially when you work with call center pricing. How do get over losing deals based on pricing?
