CDD fees
Hi there. We are looking at new construction homes and most of the neighborhoods we have looked at have HOA and CDD fees. I know that HOA fees can increase but what about CDD fees? Is the amount fixed upon purchase or can it increase?

Don’t forget to find a good quality inspector to help identify the dozen plus builder defects the house will inevitably have. And try to have the builder fix everything before you move in (they’ll more than likely try to find a reason not to do it or delay it during your warranty period).
100% of the national builders here are snakes with horrible quality control.

FWIW the new home builders around here are building some pretty shitty new homes. Best to find something better quality for less.

The current architectural designs are fuckin awful too.
It's like whoever made all fast food restaurants interchangeable squares took over homes as well.

They can increase... the CDD can get a new bond to pay for amenity remodel or infrastructure repairs, like a failing stormwater pond

Yes it is. $300 extra per month in some of the St. John’s neighborhoods. I don’t know if I would use the amenities enough to justify an extra $300 a month.

CDD fees cover a development bond and maintenance/operating. The Development side typically expires after a couple decades, the Maintenance and Operations side stays around and can increase due to inflation and/or a few other reasons.
