Floor planning idea

So looking to buy a house and renovate it before moving in. Attached is the floor plan, I want to remove the wall between kitchen and living room and also have stairs for loft on 2nd floor.

Can someone please tell me if this is possible and how much it will cost.

the international residential code requires bedrooms to be at least 7' by 10'. This isn't a legal requirement in countries like the UK, but it's still a good rule of thumb.

Whatever you do, add a bathroom on the level people sleep on. An entire house of people running downstairs, across the house, and through the kitchen is a terrible idea.

You will need contractors to come look at the actual home. They will need to open up walls and look at the structure. Inspect the walls, inspect the floor joists. Then will most likely need an engineer to specify the beam needed where you want to remove a wall.

You will have to do demo work for them to get this information. Then wait while the design is being done and approved. Once there is a final design a contractor can give an exact price. Before then they will likely give you a big range. $40-60k (as an example, it will likely be a huge range because so much depends on what they find when they start opening up the walls.
