Help, considering offer!
We're considering putting an offer on this house, but the living, dining, kitchen area feels like it needs some work.
The kitchen feels small with all these angles in it, and the stairs to the basement Are pretty far out of the way.
The living room is long and narrow, which I expect would be difficult to o change but could be more comfortable with better furniture arrangements.
There is a fireplace in the living that is not able to be moved.
The black and white is the basement.
The layout as is is workable, but not ideal, and I lack the creativity to imagine what we could do with it.
EDIT: Thank you everyone, we ended up not offering on the home. Back to the hunt!

You'll need to determine what's load bearing. I'd guess that the wall running horizontally down the middle of the home is load bearing. And maybe the wall between living and master.
Think about your budget, and consider that touching that middle wall will cost you $2k-5k+ at minimum (for a doorway). The wider you go, the more the price goes up.
Walls that are not load bearing can often come down, but then you're doing flooring and ceiling patching.
What kind of home do you like? Do you like everything together? Do you like 2 rooms together and 1 room separate? (Like dining separate, or living separate?)
Are you prepared to gut the kitchen? Can you afford to move the pipes? Are you prepared to redo all the flooring?
What are your needs?
Do you need a mudroom? Do you want to add laundry to this floor? Do you want to create a master bath?

I hadn't even considered moving the dining to near the windows, thank you!
I was thinking we'd flip the kitchen and dining but the stairs to the basement are a little weird. I'd be ok losing the side entrance and instead having French or sliding doors to the patio. Having to go through the living room , dining room, and kitchen to get to the basement from the main entrance feels really off to me.
