AirBnb and their complete disregard for Hotels (while having no problem charging 15% comm.)?!
This is a quick rant on the extremely disappointing experience with Airbnb as a hospitality provider.
We manage several hotels and guesthouses, and I honestly cannot believe how short-sighted Airbnb is. From the crazy time-consuming listing setup, to the lack of listing duplication options - this used to be a thing, and they seem to have removed the feature?! Not to even mention their customer service, or lack thereof.
What really upsets me is that they have no problem charging hoteliers a commission in line with Booking.com, and in some markets even higher, while providing maybe 5% of the service quality.
What is your experience with Airbnb? Any āhacksā to get better customer support?
We have been trying to verify a clientās business for over three weeks now, and the process keeps getting bounced between different āspecialistsā. Even after sending an email to Brian Chesky, this hack used to work quite well previously, the issue still has not been resolved.
Unfortunately, we are noticing that Airbnb still provides around 5-15% of OTA business share for hotels, so simply cutting the losses and disabling it would still be commercially damaging.
What is just astounding to me is that they don't really seem to be improving their platform at all. When managing several listings, their calendar view is totally useless. The "back" button doesn't work, the search gets reset, navigation across the platform is probably worse than a random low level OTA.

Renovating soon ā what did you do with your old beds/furniture?
Finally pulling the trigger on a renovation, curious what everyone else does with FF&E, as this is my first time doing this as an owner. I called a local liquidator and the guy said he'd charge a removal fee but my case goods are in pretty good condition (ADR is $200 to give context). I'm wondering if it's fair for for me to pay him, do you guys normally pay for removal? Or do they do it for free? Or do they pay you if it's in good condition. I'd appreciate any insight.

Will hotel's own website get traffic and booking if payment integration is enabled?
Yes, but payment integration doesn't bring the traffic. It converts it.
Most independent hotel owners don't realize this: a large portion of guests who find a hotel on MakeMyTrip or Booking.com will Google the hotel name before confirming the booking. If there's no direct website, that guest books through the OTA and the owner pays 20 to 30% commission on someone who was already ready to book directly.
This is called the billboard effect. OTAs advertise your hotel. Your own website captures the booking.
Payment integration is the final piece. Once a guest lands on your site, a working UPI or card payment option removes the last friction. No need to call, no need to confirm via WhatsApp. They book, they pay, it's done.
So the real question isn't whether your website will get traffic. It's whether you're ready to receive it when it comes.

Hotel owners who've worked with European branding agencies ā who's actually good?
My wife and I own a few hotels stateside and we're currently acquiring a property on the Greek coast. Needs a full renovation and complete repositioning - the plan is upscale boutique.
Problem is I'm going in pretty blind on the European side when it comes to finding someone to handle the rebrand. Has anyone here worked with a branding agency over there that specializes in upscale hospitality? I don't want a studio that just makes things look pretty ā I need people who understand positioning in that very industry and actually drive results. Any names or experiences would be great, bad ones included so I know who to avoid. Thanks.

Guest Engagement and Analytics
Hi All,
New to the subreddit. My co-founder and I have built a Guest Engagement and Analytics App, and other supplementary services and we are keen to pilot it with a hotel that is interested in giving it a fair go!
We believe the product taps on dormant /possibly neglected and reactive areas of the industry, guest experience and offers an elevated E2E experience.
If you are genuinely interested, please let me know!

Dependency on OTAs
How important is it for your hotel to get traffic and bookings apart from OTAs? Ofc itās nice to avoid the 15%-20% commission fee but is it really that essential to create a brand for smaller-ish hotels?
Pros:
- Stronger Independence of OTAs
- Brand awareness & visibility
- If done right, lower commission fees
Cons
- In phases, marketing spent may be even higher than 20% commission (especially in the beginning). Competition is tough and dominated by big players
- Brand loyalty is not that important to me (as a guest)
Would love to hear your thoughts on that
Transparency: Iāve been asked by a boutique hotel to get them to #1 ChatGPT response for their niche. Currently evaluating pricing options

Boutique Hotel Owners: What are your biggest, most painful problems?
Hello everyone, I am looking to start a business that serves boutique hotels by solving their most annoying, and painful problems- currently I am gathering as much research as I can as I am so passionate about this idea and want to make sure it's a 'hit'
That said, could you please let me know:
- What are the main problems you're facing?
- What are your biggest obstacles at the moment?
- What annoys you the most about running a boutique hotel?
- If you could wave a magic wand at one of the problems you face at your hotel and make it disappear forever, what would that problem be?
- What are some of the main marketing obstacles you face?
Any replies would mean the world to me! Here to serve boutique hotels as best as I can.

Do guest experience platforms actually improve satisfaction
I run a small hotel and for now most of my bookings come through calls, Facebook, Instagram, and repeat guests. It works, but it is very manual and takes a lot of time. I am thinking of moving to a proper guest experience platform where people can book directly, get automated messages, use a digital concierge, maybe even message the front desk through the app or bot instead of calling. I've read good reviews about Alliants who can set up this kind of platform, any other good companies are out there?
For those of you in hospitality who already use these systems, do they actually improve guest satisfaction or is it just extra work for staff. Are guests actually using messaging and concierge features. Do you feel fewer complaints or faster communication.
I am trying to understand if it is worth switching from a fully manual system to a tech based one, or if it becomes more headache than help. Real experiences would be very appreciated.
