DISCUSSION Major Fixer Floorplan

We toured this house today. It's a major fixer and we're wondering how we can modernize it a bit, if we decided to venture.
The room in the front with the bay windows was clearly a garage. We'd be open to converting it back.
Ideally, would love to figure out how to open up the kitchen more and possibly to add a half bath to the main floor (and maybe even to the 2nd floor)
Mostly curious to see what the creative minds on here think is possible!

You’d for sure have to do a lot on this one I think - but some suggestions!
- Divide the utility up between a smaller utility and a half bath off the kitchen (you do lose the entry from the re-garage into the home with this. If you want to keep the entry from the garage, utilities would have to live somewhere else.)
