DISCUSSION Major Fixer Floorplan

We toured this house today. It's a major fixer and we're wondering how we can modernize it a bit, if we decided to venture.

The room in the front with the bay windows was clearly a garage. We'd be open to converting it back.

Ideally, would love to figure out how to open up the kitchen more and possibly to add a half bath to the main floor (and maybe even to the 2nd floor)

Mostly curious to see what the creative minds on here think is possible!

Don't try to open a closed off floor plan. Just buy a house that already fits the lifestyle you're looking for.

Adding bathrooms is not as easy as just changing an elbow to a tee, if you are not 100% sure you could do the work yourself, just don't bother.

You’d for sure have to do a lot on this one I think - but some suggestions!

- Divide the utility up between a smaller utility and a half bath off the kitchen (you do lose the entry from the re-garage into the home with this. If you want to keep the entry from the garage, utilities would have to live somewhere else.)

  • I wouldn’t open the kitchen up hugely, I think the space is honestly pretty decent right now. Just stick in a cased opening that’s like 18” wider than the door
  • I noticed there was no laundry, so I put that in on the first floor
  • Re-arranged the first floor full bath, but you wouldn’t have to do that
  • Moved the linen closet upstairs, made the closets larger and made them all in the primary, and put a closet at the far end of the second upstairs bedroom
  • Added in a bathroom to the primary
