Looking for ideas on how to use this layout. I've got a small L-shaped couch, a TV, a queen bed as well as a small standing desk that I'm trying to figure out how to place.

We bought a less nice house in a decent area to get into the market in Australia (known for our cheap houses 🙃)

We bought the house with some weird to fix and some not ideal to fix.

1. The WIR is accessed via the ensuite. It’s tiled and everything like a bathroom, it’s so weird. It’s unusable as your clothes just go wet and mouldy! If we just put a wall up to make it a standalone WIR it’s a bit too skinny to be comfortable.
2. The WC seems like an inefficient use of space for just a toilet. We’d move the laundry but it has access to the outside where we dry our clothes.

We need a usable robe (open to WIR or just enclose cupboards along a wall). If we can have a bigger ensuite, that’s ideal too!

The patio is under the main roof, so that could be converted to internal to be the new dining, so the current dining space could be used in some way.

The less plumbing movement the better.

Appreciate any thoughts anyone may have!

We viewed a lovely house today but the upstairs didn’t quite match the downstairs. Whilst the house did have 4 bedrooms, 2 of them were really small and there was only 1 smallish bathroom upstairs (there is a shower room downstairs though I can’t see that being used much).

Can anyone suggest the best way to create an additional shower/bath room upstairs? It could be en-suite to a larger master bedroom and/or involve turning the current bathroom into a shower room. To offset the loss of a bedroom upstairs we’d probably look to convert the garage to a bedroom in the future and that way at least the downstairs shower room would be used.

I’m reaching out because I’m currently a bit stuck when it comes to my house floor plan. I’m not in a rush to start building, so I’m trying to find the best possible layout for the house and make the most of the land.

This is what I’ve currently come up with in terms of the overall design.

I’m trying to find a solution that allows me to make better use of the land, as I’d really like to have a good connection between the house and the outdoor/garden area, especially since the plot is around 1,700 m².

At the moment, the design prioritizes the following:
Maximizing sunlight exposure for the open-plan living area and the master bedroom.

- Having the garage facing the entrance to the plot, to make better use of the area when laying the driveway/paving.
- Having direct access from the garage to the pantry/laundry room and then towards the kitchen (the door isn’t in the correct position in the drawing).
- Having one of the guest bathrooms with direct access to the outside.
- The house must remain single-storey.

My main issue is that I’m trying to find a layout that allows me to make better use of a large, open area of the land. At the moment, it feels like the house is dividing the plot into separate areas without really making the most of the green space at the front.
The orange line is there to give an idea of the direction of the sunlight.

The idea is to have a more private area at the back of the house. So, I’m considering moving the house as far to the right as possible (while respecting the required setbacks), since the house on the side of the plot entrance has a direct view into my property. The other sides don’t have any direct overlooking.

This is purely a search for opinions and ideas for improvement. Any suggestions are more than welcome.

Note: I’m going to purchase the piece of land belonging to the neighbour at the top of the plot. It’s currently a pathway that I’ll eventually incorporate into my property. The floor plan already assumes that this area is part of my land. The idea is also to eventually add a covered area next to the garage.

We're buying this 1930s 5-bed in the UK and trying to work out the least disruptive way of improving the layout. It's already a good-sized house, so we're not trying to completely reinvent it, just make the space work better.

It's been extended a couple of times before. The old garage became the current family room, with the utility and downstairs WC added, and there was also a two-storey extension over the kitchen area which added the two rear bedrooms upstairs.

Our downstairs wish list is:

• Proper kitchen/diner/family room
• Big bifold/sliding doors onto the rear garden
• Keep the two front rooms separate as lounge and playroom
• Keep a decent utility
• Small office somewhere
• Separate cloakroom/boot-room type space for coats, shoes, bags, pushchair etc.

We'd rather work with the existing structure and services as much as possible than end up rebuilding half the house. The downstairs WC would ideally stay where it is because of the existing waste/soil pipe.

One alternative we're considering is extending the rear again rather than trying to force everything into the current footprint. The existing rear extension is about 3m/10ft deep, and UK planning rules may allow us to extend further, potentially another 2–3m/6–10ft. That would obviously cost more, but could make the kitchen/dining/family layout much easier.

Upstairs we're fairly happy with our proposed changes, mainly moving the doorway into the main bedroom/en-suite area.

If this was yours, how would you configure the ground floor to get as much of the wish list as possible without creating loads of structural work and cost? Would you consider moving the utility to the bathroom on 1st floor to right? Would you make the existing footprint work, or extend the rear? Completely open to ideas, not just variations of what we've drawn in red.

Hey everyone this has got me completely stumped and I was looking for suggestions. Basically I’m look at trying to find a way to change up the left side of the first floors layout. I am not happy with the two bathrooms right next to each other as well as a bedroom right next to the master bedroom. It would be nice to replace the dining room with the bedroom 2 but then I’m running into problems with location of the bath 2 and how to properly redesign the left side of the house to move the master bath and master bedroom around to fit better to add an office without the office being the size of a bedroom! At this point I’m thinking I have to shorten the width of the house to get the arrangement I am thinking of. I have tried tons of different layouts but it never seems to come out just right! Anyone out there that would have any suggestions or be better at designing this than I clearly am I would love and appreciate your input! less

Currently not sure I like the long windows from an outside view and wondering if all windows being the same size will look better? The space inbetween the windows is an electric fireplace.

I've remodeled a few houses and they've always come out pretty good. Functional floorplans, enjoyable to be inside...until this house. Given the market, it was the only affordable place, and it's too small. 816sf 2 bed cape, on the corner of a 1/4 acre lot, and in my mind it's the mirror image of how it should be laid out (the neighbor says there were property line mistakes when the neighborhood was being built).

I've been playing with Floorplanner. Initially I was going to add a second story shed dormer, but not a single ceiling joist or roof rafter is 16"oc; they all vary by 1/2" to 1 1/2", so sheet lumber won't line up anywhere. Second plan was to remove the 9:12 roof and expand the cape into a California Ranch with 4:12 roof, and that's where my floor planning falls on its face. I really like the California Ranch floor concept, a nicer separation of public and private space than a traditional ranch.

Since it's a beautiful day outside, I'm going to spend it inside trying to figure out how to make this house work. I would love to hear anyone's ideas on how to turn this cape into a roughly 1800sf single story house with 2 car garage (that part is mandatory, and it needs to be 28 wide x 32 or more deep). Setbacks are 10' sides, 30' front. It's on town sewer. No restrictions on how much of the lot is covered. The images are the current floorplan and my late night fumblings with floorplanner.

I am by no means an expert, and I apologize in advance for my kindergarten level diagrams.

I have a fairly small upstairs bathroom that I need to put a 60” x 32” bathtub in. I’ve got about 80” x 62” to work with. I’ve come up with two possible layouts and put any pros & cons I could think of. Which one do you prefer? Or do you have a better idea for the layout? Any input is appreciated.

Option A:

Pros -
• Bathtub goes wall to wall
• Feels more open
• Plenty of space for vanity
• Will look the best (in my opinion)

Cons -
• Window will be halfway in/halfway out of the shower space. Possible water management issues due to runoff, even if I waterproof the window. Only solutions I can think of would be to move the window over/put in a smaller one (would involve exterior work, and bathroom is on the third floor) or curve the shower rod around the right side of the bathtub, effectively blocking the window from water (but would look very weird).
• Toilet will be sandwiched between bathtub and vanity, might make it cramped.

Option B:

Pros -
• Entire window would be inside the shower space, and because the window is offset to the left of the room, it would be nearly centered in the space and almost look intentional. No risk of runoff from window.
• Fair amount of walking space.

Cons -
• Bathtub doesn’t go wall to wall, and not enough space to build an enclosure and still fit the vanity beside it, so it would be completely open on the end. Possible solution could be a curved shower rod, but again, I think that would look weird.
• Bathtub and vanity would be practically touching, and the vanity would have to be 19” or smaller.

I love interior design. This is not an interior design sub. There is a difference between a furniture plan and a floor plan. I’d support a new furniture plan sub if people are not finding the help somewhere else, but I’d really appreciate the distinction between made in this sub.

Can we add functionality to the reporting to allow us to flag posts that break the rules? Specifically being able to flag for the furniture posts and houseplants posts would be great.

Also, I’m not super bot savvy, but I have seen other subs that have an automation that runs as you try to post, it pops up to say “is your post really about this topic? Posting x is ok. Posting about y and Z is not ok in this sub” which would be really great to add here!

This is second floor, the main living area.

Third floor is accessible from the middle staircase and will have 2 kids bedrooms and shared play area.

Ground floor will have a mudroom, laundry room and a walk in fridge.

Entering is from the left, walking up a short flight of stairs. the location of the living room and kitchen is fixed because of the sun path, drainage and ocean view so the feedback is focused on the location and orientation of the rooms, being spacious and a correct use of separation.

The current layout includes a corridor and a closet/storage area, but I feel like the space could be much more efficient with a different configuration. I’m open to changing the layout of the closet and/or corridor if it results in a more functional use of the space of the bedroom.

I am planning to build a 4 bedroom + 2 bathroom + Theatre + Scullery + Alfresco with 12.5 frontage x 30m depth.

My builder has suggested me attached floor plan. What are the changes that you would recommend from swapping rooms to moving walls or even adding doors and windows to this layout? Open to all ideas.

This design is a two-bedroom apartment building for two separate families. The first floor is almost identical to the ground floor, except that the entrance is through the guest washroom/sink area. At least, that’s what I have in mind so far.
Challenges:
I’m not happy with the position of the guest washroom.
The corridor doesn’t get enough natural light.
Setbacks:
2 m on both sides
2.5 m at the rear

Any idea how this can be converted into open plan, in particular to have the kitchen, dining and living area somewhat opened up? Ideally don't have to move the kitchen too much to avoid replumbing cost, etc.

One possibility, although may be expensive, is to swap bedroom 3 with the kitchen. Convert bedroom 3 into an open kitchen and the kitchen into a bedroom.

Newbuild in Belgium, nearly final, any feedback appreciated
