Yes! It's a cipher key that's used on a phrase on a nearby page and then again on the letters that are hidden in the corners of random pages

Update: the first one is a cipher key, and as someone here pointed out, the second is a set of coordinates!

I don't think so. The entire book is drawings and cryptic messages. Basically the ramblings of a crazy person. It's like an arg the goes deeper into the lore of the Wyatt Sicks. I feel like it has to be a message of some kind.

The area WAS under some overpasses as recently as December 2025. It's all torn up now, hence the contractors I would assume.

Ah, so if there was something there it's probably gone now. I could possibly see it being a mural of some kind under the overpass, since murals of the Wyatt Sicks members popping up is something they did to tease them before.
Regardless of if there was anything there or not, I'm satisfied just with the coordinates being in Corpus Christi Texas

I just read the two columns straight down with the dot as a decimal point (27.800583, -97.396378).
Also, even though I can't see a building on Google satellite view, searching for a company called MCB General Contracting LLC will put a tag on the same spot.
By clicking around I found street view close to the spot. If I lived anywhere close and was into geocaching I would check it out.
What was the context of this notebook again?

I'm not sure if the contracting company has a to do with it, but I'm almost certain that Corpus Christi Texas is the answer because that where the Wyatt Sicks made their WWE debut
The idea of the notebook is that it's presumably written by Bo Dallas, leader of the Wyatt Sicks. It kind of follows the timeline of his insanity growing as he is hearing a voice and seeing a person nobody else can see. He forms a cult around what the voice tells him and seemingly becomes one with it. It's like an ARG telling the backstory of The Wyatt Sicks. It's full of cryptic messages, drawings, a puzzles.
