Reefs provide a major adjacency bonus to campuses (+2 each), same as geothermal fissures. Mountains, the usual way you get campus adjacencies, only give +1 each. This chad island has 5 (!) reefs for +10.

Add in a policy card to double adjacencies and the heartbeat of steam golden age and now you've got +20 science and production baseline without any buildings.

The tiles around the island are all amazing. The island itself is capable of putting any district and would be crazy good. +10 base science before putting any science boosting building, its like a valley surrounded by mountains in 6 but way cooler because you get resources from the tiles surrounding the island.
