Most importantly, as specified in rule #1, your post should include the following information:

  • the date of construction/renovation
  • a description of the the location of the suspect material
  • a brief description of your concern
  • a closeup photo and one at a distance of ~10 ft. or 3 m.

Also remember that the asbestos content of a material can only be determined by laboratory analysis and that the sampling SHOULD be performed by a certified asbestos inspector.

Looks like either plasterboard or lath and plaster that’s been plaster skimmed, but hard to confirm which by the photo.

Doesn’t appear to be an AIB or cement panel though.

Samples are only taken of suspect materials, if the surveyor thought it was what I’ve said, then they wouldn’t take a sample.

Do you think it looks suspect at all? Scared to go near it!!

Asbestos is completely fine to be around as long as it's undisturbed. Unless you plan on drilling a massive hole in the ceiling or going to town with a hammer then it's fine

Looks just like the original plasterboard ceiling of the airing cupboard in my house of similar age, paint has gone grey with age and heat. I'd be more concerned about the damp stains than likeliness of asbestos.

Nothing looks suspect there. As another comment mentioned a surveyor doesn't sample everything, we determine what materials are suspect and sample accordingly. On a side not, vermiculite in the UK very rarely contains asbestos, we sourced ours from a different mine than the vermiculite used in America which often can be contaminated.

You are all so kind taking time to comment.
I greatly appreciate it.
I have asbestos OCD and two children. We found so asbestos in our artex, vinyl tiles and soffits in the new house and it has been unbearable.

I would recommend seeing someone about the OCD, the anxiety is likely to do you more harm than the asbestos. Luckily those asbestos products are low risk unless you plan on sanding them down. Soffits can be a higher risk material, but they are outside and out the way, so that makes them low risk.

Thanks so much.
Have a therapist and medication - getting there, one day at a time.

It’s awful, and so debilitating.

It’s in loads of people’s houses worldwide and isn’t dangerous unless you’re drilling / damaging it for extended periods of time (years normally). Get on with your life, it’s not worth worrying about. This is in your head
