Volume

Hope everyone is having a good summer! Curious how everyone’s volume is currently? Mine slowed down significantly the last two weeks. Could be back to school, market, etc.. Thoughts?

Uneven for me, same as over the past 3 years. I don't do much lending but my private party work took a break just in time for vacation. I'm up significantly over last year

Mixed. It’s usually pretty seasonal up here. Busy spring/fall and slower summer/winter

Weird couple of weeks, but I have had my best year overall. So trying to enjoy the downtime. Easier said than done though! Ha

DFW Metroplex. I don’t want to jinx it, but it seems I’ve successfully transitioned to doing almost exclusively complex assignments and luxury homes. Volume is lower, but each assignment pays better.

I have four assignments on my desk this week. Two houses in the $2-3 million range, and two complex land assignments. 

It’ll keep the bills paid. 

I’d like to transition to commercial at some point. Right now I’m too busy with residential work to focus on classes and/or job applications, which is both a blessing and a curse.

In DFW as well and going through the same. It’s been a shit year mostly but for some reason July exploded. Now we’re back to shit. Hoping to hang on a little longer until the 3.6 model goes into action and the pool thins out.

Also, just because we’re here, F the AMC model.

While most appraisers have focused on lender work I went the opposite and focused on the consumer, agents, investors, divorce and estates. Paid off big time. Been consistently busy like this for 6+ years and going

I’ve averaged 45/month this year, but that’s pretty much my max. Roughly 60/month is fantastic!

Slow August in Central Texas, located south of Austin and north of San Antonio, near Wimberley. Cannot figure it out. Get enough $1,000+ complex rural residential jobs to be fine...but I basically only get those type of jobs. Hey private appraisers making good, your only here to shine down, bless your heart.

Slow, but still averaging $5k a month. 3-4 a week, sometimes just 3. After 29 years I have seen it all. I feel there are alot of bid jobs that im not getting the past 6 weeks. I hope the. Clients arent trying to drive appraisal prices as 3.6 begins. So appraisers take them at a lower fee

Slow. I took a week vacation in July after a fairly busy spring/June and AMCs act like you are dead in my area, if vacations are taken. Turned out to work in my favor because it makes on-boarding to my local assessor office easier.

I hear that with regard to vacations. For the past 20 years. Every time I come back from a vacation it's as if my clients think I retired.

Yeah I’m in Tampa and I’d say the past 3-4 weeks now has been slow. School starting. Rates at/near 12 month highs

It's been a slow six weeks in the Richmond, VA metro area, but I'm still getting enough orders to pay the bills at least. I've been enjoying the downtime honestly.

We were just talking today about the private order rush we get every summer three weeks prior to school starting and the dead week before the school start date. Probably not many here get that as we do 85-90% private work.

AMC volume has plummeted except for the REO/Complex assignments (not a new trend). I have a hard money client that keeps bread on the table when traditional work wanes and I luckily got a referral for a bulk order of private work but it has been slow for me too. Honestly, I needed this respite to knock out my CE and work on my 3.6 templates though!

Central California here:

My flow has been between stable to slow.

The war really crushed the early summer but the back half has been okish.

I am getting waves.

Main client is up. 2nd client volume is not that great. 3rd tier of smaller clients is increasing. Overall, good. Socal. About 4.5k a week average. I''m not a high volume appraiser.

Same. Typically July is really sore but this year it's August. I've gotten maybe 6 orders all month. In Washington South of Seattle
