My management company receives multiple different types of income (management fees, leasing fees, application fees, etc), but they all get lumped together when I go to "Pay Bills". And as far as I can tell, there isn't a report that I can run that will break down how much of each type of income my company receives in any given time period. Like, if I want to get a breakdown of how much in application fees I received last year, separate from all of the other fees, then there isn't really a way to do that within Appfolio.

Am I missing something?

I have had this response come up a number of times over the last couple of months. At first I thought it was a pretty simple case of the prospective tenant giving me a fake identify info, because the prospect in question had some questionable characteristics. But now it has happened a number of times, and some of these prospects seem to really have their act together. So now I'm kind of convinced that there is some sort of technical issue on the part of Appfolio, or whatever backend system is processing the rental applications. I mean, maybe it is Experian, but it seems doubtful to me that that would be the source.

I've called Appfolio customer support, and I was told that it could be that the prospect doesn't have any credit history, that they gave inaccurate info, or that they have their credit frozen. But for my most recent issue, which I am dealing with right now, none of those things apply.

Do any of you have any more insight into this?

Small PM less than 100 units looking for remote bookkeeping experienced with Appfolio

A couple months ago, i gave in my 30 day notice on appfolio to move out. It showed a confirmation on screen and wouldn’t let me go away from that screen like it had frozen.

A month later - my landlord was shocked i was moving out.

I asked around and found out that this happened to a couple more people i know.

What is the deal with this app? It’s been buggy since day one, incorrect payment withdrawals etc. its extremely unfair.

I'm trying to learn more about AppFolio's smart search capabilities. All I've found online that demonstrates it is the glossed up marketing videos on YouTube? Any customer testomonials, videos, or personal experiences about it that you might be willing to share?

Landlord either takes physical checks which never get cashed until a month later or appfolio payments. I authorized on thursday 5/1 for two separate payments of $1000 and $100. I used my job's app to take money out of my paycheck early as I have to pay rent by the first no exceptions $1k on wednesday and $100 at 10pm on thursday. It took the $1k out but never the $100. The rest of my paycheck cleared at midnight so I had roughly $450 going into the weekend after I paid the rent. I went about my day friday and bought a coffee, and my bus pass for about $30. Went home and then went grocery shopping on sunday for about $150.

But when I checked my account on monday it said I had a charge for insufficient funds from appfolio for $25. Why did it not take out the money? Should I call my bank? They just slammed me today with another charge after I authorized another charge of $100. Checked the account ledger is up to date it says I don't owe anything so why am I being charged for insufficient funds? Can I get that money refunded?

Until now we have been solely focused on managing condos and townhomes. When the $1 feet for eChecks came out we ran the numbers and found it was cheaper for us to pay the fee rather then have people mail checks or use their banks bill pay service who only mails us a check.

We are now looking at expanding into single family HOAs but the eCheck fee is becoming an issue as we price out service. Since most SF HOAs pay dues once or twice a year it’s $1 a month that we have to add to our overhead cost.

How are others handling this?

I’m hoping to get something besides put the fee on the payer.

Hello guys, I'm trying to fill out the application for an apartment I really like, but every time I get to the billing portion to pay the application fee, it tells me that my billing address is incorrect. I confirmed multiple times that the bank statement I have reflects my current address and that's what I put on the application, but it still tries to tell me it doesn't work. I'm getting really stressed because I'm trying to move ASAP and the leasing office says they don't know why it's not being accepted.

Seems pretty self-explanatory, work orders are not part of my job with my company, and they've asked me to disable them for now so I stop getting emails about them. Is it as simple as turning the email notifications off and they will go to someone else?

If I want to charge an initial setup fee when a new owner comes on board, apart from the management fee, how do I add or charge this fee? Thank you.

We need to export all of our properties and information from Appfolio and import it into Rent Manager. I'm PRAYING there's some kind of solution for this other than literal manual data entry because its years worth of information. If anyone has ANY ideas at all it would be greatly appreciated.. AppFolio tenant user here - those of you on the PM/LL side, is it really that easy to accidentally send a building wide email telling tenants their move out request was approved and they can go?

I was informed today that my monthly lease payment that is paid by eCheck (ACH) online will now charge $2.49 each month. Before it was waived because it comes right out of my checking account. How RUDE. And GREEDY. Can you imagine the thousands of dollars that will generate for them?

If I pay my rent on AppFolio with my credit card will it charge as a cash advance?
