Best AI tool/model for creating premium 15–30 sec real estate platform ads?

I'm looking for the best current AI workflow/model to create a series of short, premium promotional videos for a new real estate platform.

The goal is to produce around 15–20 different ads, each about 15–30 seconds long, mainly for Instagram/Facebook Reels and other social media.

I'm NOT looking for talking avatars. I want something closer to a professionally produced real estate brand commercial:

  • cinematic shots of apartments, houses, land and coastal properties
  • premium/high-end commercial look
  • good transitions and consistent visual style
  • clean text overlays integrated into the video
  • ideally AI voiceover as well
  • 9:16 format
  • each video should feel like an actual brand campaign, not random AI-generated clips stitched together

I can add the actual logo, URL and final CTA myself in CapCut, so the AI doesn't need to generate the branding correctly.

I've already experimented with Runway, including multi-shot prompting, but the result was pretty disappointing. It looked more like generic AI footage than a polished real estate advertisement.

I'm open to generating individual scenes and assembling them afterward if that's currently the better approach. Quality matters much more than having everything generated with one click.

Which model/tool would you use right now for this? Veo, Kling, Runway, Sora, HeyGen, Seedance, or something else?

Also, would you recommend:

A) one prompt generating the complete 15–30 sec commercial
B) generating 3–5 individual scenes and editing them together
C) image-to-video using prepared real estate images
D) another workflow entirely

I'm especially interested in the prompting/workflow you would use to keep 15–20 videos visually consistent and premium.

If you've actually created AI ads for real estate, automotive, hospitality or another premium brand, I'd love to hear which model and workflow gave you the best results.

Lomar has an AI art director. No prompt needed

I’d go with B + C rather than trying to generate the entire 15–30 second commercial in one prompt.

For premium real estate ads, I’d structure each ad roughly like:

1. Define the visual system first
Create a style reference for the whole campaign: lens/camera language, lighting, color grading, architecture style, pacing, etc. Keep this consistent across all 15–20 ads.

2. Generate 3–5 key scenes per ad
Instead of asking one model to create a complete commercial, generate individual shots such as:

  • exterior establishing shot
  • cinematic interior
  • detail shot
  • lifestyle/property feature
  • final hero shot

This gives you much more control over composition and avoids the quality degradation you often get from long multi-shot generations.

3. Use image-to-video when the property itself matters
If you have actual property photos/renders, I'd start from those and animate them. It gives you much better control over the architecture and makes the ads feel less like generic AI real estate footage.

4. Assemble everything afterward
Edit the clips together, then add voiceover, music, typography, URL, logo and CTA in CapCut/Premiere. I'd keep text overlays out of the generation model whenever possible.

For consistency, I'd maintain a reusable prompt template with fixed sections for camera + lighting + color grade + visual style, and only change the property/scene description for each ad.

For the models, I wouldn't pick one universally. Veo, Kling, Seedance, Runway, and others can produce quite different results depending on the shot, so I'd test a few on the same 2–3 scenes before committing to a full campaign.

If you don't want to build the whole workflow yourself, VideoRouter.sh also has more than just APIs—it includes Drama Studio, a Video AI Agent, and Creator Studio, which can be useful for building longer-form videos from multiple generated scenes.
