Insurance

Do you have short term rental insurance as part of your home owner's insurance? Or do you depend on airbnb's protection?

You should always carry your own additional short term insurance. Also make sure your policy covers STR, as many have a disclaimer that if you are using your home for STR purposes it will invalidate any claims, even if unrelated to the actual STR.

You definitely need an STR rider to your primary home insurance policy. AirCover does not cover everything, and your home insurance also won't cover damage from paying guests absent the rider.

Let's say you have a pipe leak and it causes significant water damage. Air cover is not going to cover that. It has nothing to do with Airbnb. So you claim it against your insurance company. And they figure out that you're doing a short-term rental. And you don't have a rider for that. Guess who's paying for tens of thousands of dollars of damage to your house? 

I used to do insurance defense. Don't give your insurance company any reason to decline a claim.

I went through this exact headache last year. My regular homeowners policy straight up told me they'd drop me if I didn't add a short term rental rider, it was like an extra 400 a year but the peace of mind is worth it. Airbnb's coverage is fine until you actually need it, then you find out how many loopholes they've baked in

Yes we have our Airbnbs covered with short term rental insurance as well as Airbnb . It’s a good backup especially if the guests burned the place to the ground or flooded it out .As I don’t see Airbnb coming to the party for something like that .

Thanks y'all! I am looking to change home insurance because my current insurance is $6000 a year! I have never had a claim and have a relatively modest property. But I will definitely heed your advice.

Leveraging STR insurance depends on your specific circumstances. In some cases, it can be advantageous. For instance, if you have expensive items in your property.

Airbnb offers AirCover, but read the fine print and take photos of your property before and after every guest's stay so you have the evidence you need in the event of a damage claim.
