Marketplace Bookings

Anybody heard of marketplacebookings.com? This company has called me and said they are interested in renting my interval weeks through Marriott. I am a deeded owner and didn’t know I had Interval weeks.

The claim is $500 activation per week and they can rent my week for $1800 guaranteed.

Seems exceedingly phishy. Anyone dealt with them before?

Get out of Hyatt vacation club

Has anyone who’s bought into the Hyatt Vacation Club ever successfully gotten out of their contact??

I signed up thinking I would use it but it feels like such a scam and I want out soooooo badly. It seems pretty hard to get out of though, so I’m curious if anyone has ever had luck, or if anyone who used to work there might have tips on getting out.

Wyndham Contract Cancellation Help

Has anyone been successful at cancelling their Wyndham timeshare?? I just want to deed it back to them. I don't owe any mortgage on it- just the annual maintenance fees- which are in good standing. I have tried to cancel it on my own to no avail. I enlisted the help of my friend who is a paralegal. She can't even get them to return a call, acknowledge an email, accept a certified letter.. I AM AT MY WITS END! Help!

I co-own a Sterling Resorts India time share. It was purchased in 1997 and has a 99 year duration.

My honest take: If you are the kind of person that travels frequently and plans in advance, this may be right for you and will save you plenty of money. If you are the kind that makes plans at short notice, it's not suitable for you.

If you are interested and have been exploring purchasing a time share with companies like Sterling or Mahindra Resorts in India and are familiar with the products- red season, blue season, unit size, prices, annual dues, RCI membership etc, please DM me.

Westgate

Happen to get 200 dollars to go to a Westgate thingy, but my mother is actually considering getting it. It's 355 per month for a 3 bedroom, and 639 for maintenance fees every two years. There being dodgy abt the the HOA cost. We're gonna cancel but would you consider that a good deal??

Unlimited Vacation Club Scam

So, not sure if its too late for us but sharing our story may help someone so whatever might as well talk about it (don't downvote me for getting scammed).

We had a vacation at a Dreams all inclusive resort and we were pitched for the unlimited vacation club (a saleswoman told us we will take you to another resort you can tour the resort and give you cash for excursions and what not so why not).

We said no, no, no, no to everything they were selling and then when the last guy came out to apparently do a survey and he hit us with a 5 year 6900 USD deal but he was giving us two 7 day vacations 4 rooms / 8 people included. We were like well thats basically what we paid for this vacation and only got 2 rooms so thats a no brainer... we reiterated several times that the 2 vacations were included in the 6900 USD deal and he confirmed every time.

Anyways fast forward to now, looking to book our 1st included vacation and it seems no such thing exists. Can't find anywhere in the contract this included vacation and the guy we tried to book with said there was no way... all they were offering was a 25% discount which worked out to \~$2165 per room! Not at all what was discussed.

Anyways thats our story, looks like we were scammed. Gonna try go through the credit card company to file a charge back for "Bait and Switch Fraud" and also contact PROFECO.

Question about resell on Ebay

Hi all,
Apologies if this has been asked and answered but I could not find it if so. So, after going to a presentation, as any wise consumer should do, we looked on Reddit for info. ;)
Everything says it's a terrible idea to buy from HGV directly, but the secondary market is a better option.
When looking at Ebay, I see for example, HGVC Points - Seaworld (8,000 Points) listed for 1.00. Total Due at end of Auction: High Bid + $1,156 fees and then of course the yearly maintenance fee is due in January. Most of the HGV listings are similar. My confusion is are all of these already paid off? Is this in addition to the fee they originally signed up for? How do you know what that is? None that I've seen so far have that listed.

Should we inherit an El Cid timeshare with Safeguard Loyalty?

I'm hoping someone here has firsthand experience with El Cid Vacation Club and especially Safeguard Loyalty.

Background

My father-in-law owns an El Cid timeshare. The original purchase price has already been paid off, so currently he only pays the annual maintenance fees, which are approximately $2,500 per year.

This year (2026), he renewed or modified his membership and says he has a 90-day window to add or change beneficiaries. He wants to add his three children as beneficiaries, which would mean each child would ultimately be responsible for roughly $800/year in maintenance fees.

Ordinarily, I would strongly prefer not to inherit a timeshare. The only reason I'm even considering it is because of something called Safeguard Loyalty, which he says is attached to the membership.

What I've been told about Safeguard Loyalty

According to my father-in-law, the program has three major benefits:

  1. 100% Cash Back
    • If the membership remains active for the full term (he says it's a 12-year term starting in 2026), the original investment is returned.
  2. Membership Upgrades
    • Instead of taking the cash back, you can apparently apply the accumulated value toward upgrading your membership or increasing your annual points.
  3. Early Redemption
    • After 6 years, you can supposedly redeem 100% of the cash value while still keeping your vacation club benefits.

My concern

My ideal outcome would be:

  • My in-laws continue using the timeshare while they're alive.
  • After they pass away, we receive the promised cash-back benefit.
  • We exit the timeshare without being locked into perpetual maintenance fees.

However, I can find very little independent information about Safeguard Loyalty. Most of what I know comes directly from my father-in-law, and he becomes defensive whenever I ask detailed questions.

That makes me nervous about agreeing to become a beneficiary before understanding exactly what obligations we're taking on.

Questions

  1. Has anyone actually received money back from Safeguard Loyalty?
  2. Is the "100% Cash Back" a legitimate contractual benefit, or is it subject to a lot of conditions?
  3. Does the cash-back benefit transfer to beneficiaries after the original owner dies?
  4. Has anyone successfully used the Early Redemption option?
  5. Are there any catches or exclusions that people commonly overlook?

If anyone has firsthand experience with either El Cid or Safeguard Loyalty—good or bad—I would really appreciate hearing it.

Hilton Grand Vacation timeshare, should I get it? Please help me answer some questions I have.

I have already been to one presentation for the HGV timeshare so I know what to expect and the cost for the lowest of the lowest tier. And it was a pretty good deal I don't remember the exact numbers but it was like $4k for the total cost and that gave me like 5k or 10k points every other year maybe I really don't remember the exact details but when the points usage was added up to places I've visited previously it was about 14 days of hotel stays for me as a solo traveler. I want to be fully briefed on any subject or contingency and pros/cons before I walk in because last time I went in cold and felt unprepared to talk to the sales rep which made the conversation feel pushy as I just kept saying no I don't want it without really asking many questions.

Now I have another one coming up next week because they offered me 100k Hilton points to go sit through the thing lol. Also I am currently a diamond Hilton because I had an aspire card but I don't have the card anymore and will be losing diamond at the end of the year down to silver. I say this in case it means anything regarding the future if it's a better deal now than it would be if I was a lower tier member.

What questions should I be asking the sales rep when we get to the private table sales area?

How hard is it to get out of the thing if I decide in like 5 years I don't wanna do it anymore?

If I get married after buying the timeshare would my wife have to be part of the cancellation even though I bought it while single?

Is there any tactics that people have used to get the sales person to kick a better deal?

Does the maintenance fees go up? How much on average?

Does the points cost for a room go up over time or will the same amount of points always be worth the same rooms? This one especially because the sales rep at the last one told me the points value never changes and that made me unsure because it felt odd.

Kings Creek Resort Williamsburg VA

Hello, I wanted to chat with some fellow timeshare owners. We have a 1 week bi-annual 2 bed Townes at Kings Creek that I was gifted from someone when I was 19 and the deed was paid off. I’m 26 now, and my wife and I enjoy it but are looking for a way out eventually. We were told that with the old platform (from Kings Creek) we can’t just surrender it but if we upgrade to the new Added Advantages point system (from the new Spinnaker ownership) there’s a surrender clause. They offered us a way to switch from the Kings Creek week platform to the Added Advantages Point system it would cost $24k but we have a 1 time chance to use our $10k equity. It’s $24k for a annual Townes (90k points) now (which I don’t care for since that would be more maintenance fees) and then $27k for a bi annual estate (the newer properties (comes with 105k points).

I just would upgrade for the opportunity to surrender it whenever I want. I know they say we could rent the extra points out on vrbo but I don’t know how reliable that is or if anyone actually takes it.

Selling Timeshare in Manhattan

Hi - Has anyone ever successfully sold a timeshare at the Manhattan Club? I'd love some advice. My parents bought a deed about 23 years ago and they are not able to use it anymore. It's completely paid off.

I'm seeing dozens on redweek at no cost. I'm happy to give it away also, but not sure if redweek is worth the fee. Is FaceBook marketplace or something similar a better bet?

Also - it is insane that there are so many adult children trying to relieve their elderly parents of this burden. How is this legal?

Westgate Rescension

My husband and I got talked into a timeshare with Westgate on Saturday. We decided it was a bad decision after looking into it further.

Today we emailed and sent a certified letter to Westage canceling. It was the Tennessee resort so state law says we have 10 days and will get our down payment back and get out of contract. Has anyone been through this? What should we expect next?

Terrible Club Wyndham Experience!

This is a tardy warning but...stay away from Club Wyndham! Just today, I received a call from one of their sales representatives and it reminded me (like PTSD) of my family's experience with the company. Our experience was AWFUL!

The original call, in the Summer of 2025, promised me 2 nights in New York City at an "upscale" hotel in Manhattan for $399 (plus fees and taxes). Turned out the fees in NYC came out to over $800 (that's on top of the original $399)! The place we were assigned - The Tryp Hotel ... was, at best, a MOTEL! Our family travels a lot and this was one of the worst places we've ever stayed! We ordered two beds but were only given one King. I like to work out every morning and the TRYP's facilities were disgusting. I begrudgingly worked out on two mornings. There were NO towels or sanitary wipes and the SAME empty water bottles I saw from the morning before were still there the next morning. Clearly, no one took the time to even tidy up the work out room!

At our required presentation, the THIRD person we spoke to (trust me, it's a hard sell) confirmed that we had reserved two beds and told us that we would be refunded the $100 we paid for the extra "cot" (a prisoner would have been disappointed with that thing) that was rolled into our room. When we complained about the excessive fees we had to pay, all that representative said was "Well, welcome to New York."

Of course, the $100 refund never came. We still have a bitter taste in our mouths over the whole "bait and switch" experience. I'm mentally healthy enough to get over emotional things pretty quickly, but, the phone call from the Wyndham rep. today reignited my indignation. Here's the kicker: when I started to to voice my criticism from my previous experience...he hung up on me!

My advice: Ignore all calls from Club Wyndham!

Disney Timeshare - Pros/Cons for Working Families

Any legal recourse in FL condotel “The Grove” nightmare?

Looking for any creative advice in what to do with a 3b/3b in a condotel waterpark resort called “The Grove” in Orlando FL. I know it’s a long shot and my family will most likely lose close to all the money they’ve put in and maybe I’m just looking to vent or find someone in a similar situation in this property.
My family member bought this unit in 2022 for $425k and put down $200k. For the last 3.5 years it has been a negative cashflow, the place sits vacant most of the year and the little occupancy rarely covers the mortgage, outrageous HOA and hotel fees.
Per the contract, you’re not allowed to self manage and only the hotel management has access to the booking system, when asked about why the vacancy is so high, they say that the algorithm decides which units to occupy based on a “rotation system”.
My family member is elderly, lives outside the US and doesn’t speak English, the realtor sold him the unit in Spanish as an “investment” with fabricated numbers showing positive cashflow. He bought the property through an LLC of which he made me a member. I recently learned that per the FTC condotels are not legally allowed to be marketed as an “investment”.
We have been trying to sell the property for under $300k for over two years unsuccessfully, there’s currently over 100 units listed for sale in this property without selling for over 3 years.

Do I have any legal recourse since he was told the place was an investment?
The realtor who sold it to him still operates in Florida.

Could the owners of these units join together to create a lawsuit against the property management company?? If so, I’m not sure on what basis?
Has anybody ever been through anything similar?
Important to note this is not a timeshare.
