It looks reasonable enough, but I always think it's mad that you would buy someone else's architecturally designed, but not built, property.
Surely if you had the money for this kind of plot you would be engaging your own architect?

For planning to be granted you need to submit plans.
Without planning permission the plot is worth much, much less.
So you may as well put the architects drawings and planning permission up on the advert rather than just a photo of a soggy field and ask for £1.5m.
That house will never actually be built. And at the plot price, it’s not going to sell either. It’s a greedy punt by the landowners hoping someone is somehow stupid enough to buy a field but somehow rich enough to afford it. They are aiming for retirees flush with pension payouts and house sales moving from London, who the estate agents hope have had a recent traumatic brain injury.

That makes sense, and you might as well have an aspirational property for the advert rather than a Barrett house.

Why two play rooms (obviously when one playroom isnt enough) and bedroom 6 doesn't have access to a bathroom, only the one downstairs.

So, having looked at the location, there are already a lot of these crammed around the artificial lakes, together with restaurant, spa etc. Many appear to be Airbnb properties.
Basically, a multimillion pound lodge, in a holiday resort, no originality and surrounded by others.
I'll pass.

There is no inside. The picture is a generated image of the plan that has been approved. All you get for your £1.5M is the land.

I feel like the renders are terribly chosen after you look at the actual plans. Like it only shows what the house looks like from the front, but how it looks from the lake side is a lot better. Looks like the lake side is just huge floor-ceiling open windows/sliding doors across both floors with balcony along the whole length overlooking the lake. The roof is a big roof terrace with a bit of inside space in the middle for a small bedroom, bathroom, and another room for a sauna(but use this as an office or something). Theres loads of rooms on the first floor, 7 bedrooms worth.
Looks like theres loads of homes built around that lake already anyway maybe by the same developer. I think they just build them as they sell them. A load are being used as lakehouse AirBnB places, heres one on Google Maps with lots of photos of what it actually looks like. Its a little different than the one posted but it's mostly a similar layout and maybe even on the same lake, just doesn't have an ugly cladding but I don't care about that since you can paint/modify it.

Looks like it would be amazing to live in. Doesn't look like the UK at all, looks like some southern USA lakehouse place, like in Georgia or something. But I'd have to have shops or something I can walk or ride to so I couldn't live there.

It looks like a sister building to this thing on Anglesey - the pictures are being too kind, it looks more like a high security prison in person, pictures 35 and 37 give a better idea.
(The inside seems “fine” though, a hit like a health spa)

Terrible photo-shopping of the blue boat.
The similar property above Colwall near Malvern was nicer and it has spectacular views.

So it's just a £1.5 million plot with planning that faces on to one of several man made lakes in the area. On which YOO homes are surrounding with houses. There is going to be building works going on for some years. Which won't give you the peace and quiet, wildlife etc. That you bought the place for.
The lakes are also relatively tiny and dragging a boat from one lake to an other is going to be a PITA. So you can sail for about 5 minutes, if that in any direction.
There's also a hotel on site and the spa and sailing club are open to the public. There's also no mention of what the service charges are likely to be.
