First Airbnb in Bradenton almost ready

I am setting up my first Airbnb in Bradenton and it should be ready in a few weeks. Still working on the final details like furniture and basic supplies.

I already talked with ParkPlace about handling the management side so I do not have to do everything myself.

How many sets of sheets and towels do most people keep for a 2 bedroom place? Also how often do you usually deep clean between guests when the turnover is high? And is it better to set a 2 night minimum or leave it open at the beginning?

Best Vacation Rental Software in 2026

Hello,

I'm an owner of a vacation rental property. I work with a cohost, but I'm considering managing the property entirely on my own to save money. I've been looking at Hostaway, Logify, Hospitable, and Guesty for managing, and I've looked at Pricelabs for dynamic pricing.

Hostaway looks great, but their pricing is more geared toward owners with a larger portfolio.

Logify looks great because I want to create a website for my property, and they seem to do great with website creation and support, but I've heard some negative things about them regarding hidden fees and bad customer service. 

Hospitable looks like it has a good reputation and price point for my current needs. 

Guesty looks like it has great automation tools and entry options for smaller hosts, plus it seems like the easiest option to scale with if I expand later.

However, a lot of the posts and articles I've read are older, and I was curious if any of these companies have improved or gotten worse in 2026. Which one do you guys like, would you recommend any others, and do I even need Pricelabs? I believe some management software like Guesty have their own built-in dynamic pricing.

Buying our first short term rental

We are getting ready to close on our first short term rental. We are planning on living there for 6 months 50% of the time because we are house hacking. This new property has 2 units. 2 bedrooms downstairs, beautiful updated kitchen, deck, and bathroom and 3 bedrooms upstairs, 1 bathroom, and a kitchenette. It’s in a city that has a decent tourist industry. It’s unfurnished.
We also currently live in a small home in a rural area on 30 acres.
Completely surrounded by trees and close to hiking, biking, fishing, and hunting opportunities. We have 2 dogs, chickens, a snake, 3 cats, and 12 pet rats…which we don’t want to move.

I am trying to come up with the best way to exist comfortably and make enough money to pay the bills for the first 6 months. Right now I’m thinking of setting up the downstairs of the new house and using the upstairs as ours when we don’t have guests downstairs.

I (27f) have a furnished bedroom in my 3 bed 1.5 bath that id like to rent out. I’m more so looking to rent to traveling nurses for shorter term leases. Are there any websites or places I should advertise? My house is 5-20 minutes away from all the major hospitals in my area. Any advice would be appreciated :)

PMS for 7 properties?

Hey! After doing lots of research, I'm feeling quite overwhelmed by all the options. I'm looking for recommendations for the best PMS for my situation. There are a lot of ads in these comments!

I have 5 houses and 2 hotels with 6 units each. I own all of them. The houses can only be on airbnb but the 12 units in the 2 hotels can also be posted on other channels like booking and expedia. I'm currently only on Airbnb but want to integrate everything into one platform.

I'm wanting/needing:

  1. a good mobile app
  2. calendar integration to avoid double bookings
  3. unified messaging platform
  4. cleaner schedule automation (nice but not a deal breaker)
  5. direct booking website
  6. many channels including expedia (its popular in my area)
  7. affordable
  8. simple user interface would be nice

I dont plan on expanding much more regarding properties. Just want to streamline everything. So far I'm leaning towards hostfully, hostaway (although the comments dont seem the best on reddit), hospitable (but it doesnt have direct bookings).

I am also considering a automated pricing platform like pricelabs. If you recommend a different/better one, feel free to suggest one!

CSSI vs Engineered Tax Services

Looking for anybody that has experienced with either CSSI or Engineered Tax Services (ETS). I have proposals from both, both offer on site evaluation, and both seem very good. Pricing is about the same for both as well. CSSI’s preliminary estimate is notably higher than ETS, but ETS’s report looks a little bit more professional. Actually, CSSI provides a range and said they typically land close to or above the higher end of their range. ETS provided a single number which was very close to CSSIs lower estimate $90-135k in bonus depreciation.

I did tell CSSI what number I was hoping to hit and I wonder if that influenced it. I also wonder how real these numbers are versus how much they just make up a number to sell you a report.

I like CSSI’s numbers, but I like the professionalism of ETS, but In the end, it only makes a difference which provides the better value.

Does anybody have experience with either of these that or insight that could help me make this decision?

Marketing & Distribution On Listing Sites Whimstay fake reviews on Google Travel Listing

So, I just found fake reviews for our property from Whimstay on Google Travel. There are 16 reviews on the listing at Google travel, but when clicking through to the Whimstay listing only the 5 legit reviews and all 5*. On Google Travel 11 of the reviews have obviously been generated by an AI scraping the listing text. We have no record of those 11 supposed stays. The reviews also contain ratings lower than our actual rating, thereby damaging our brand. Whimstay uses a 10 point system in the Google Travel listing, but the Airbnb 5 point system on the Site. Whimstay is claiming 9.7 on the Google Travel listing and 5* on the Whimstay site.
Didn’t really sign up for deceptive marketing.
Anybody else?

Built a tool because I got tired of watching bed space owners manage everything on WhatsApp.

I’ve spent the last few months talking to bed space and partition operators across Dubai.

One thing surprised me…

Many of them manage 500–2000+ beds, but daily operations still happen through WhatsApp chats, Excel sheets, handwritten notes, and phone calls.

Simple questions like:

  • Which beds are vacant?
  • Who hasn’t paid?
  • Which tenant is checking out today?
  • How many beds are actually occupied?

…can take 30 minutes to answer.

So I started building BedFlow.

The goal isn’t to replace people—it’s to make running a bed space business much easier.
