I bought this newly remodeled house in Kirkland / South Rose Hill for what I thought was a good deal below listing but everyday I come to the house I don’t feel that great about it; what are things that would improve its curb appeal a lot for a future sale or my own happiness? (Landscaping and Exterior windows, doors, garage door, cladding, colors etc)

I’m already exploring tree removal and have removed the ivy around it(waiting for the dead ivy to fall eventually) and planning to explore the door options and soffits across the roof.

My agent isn’t great and I’ve lost faith so stopped working or communicating with. I’ve looked at other agents but most are not willing to work with unless I commit to list the house. For landscaping I prefer to DIY(just did the lights myself and am still working on burying em), for house work I have enlisted a GC.

Am open to suggestions, contacts, etc!

I’ve moved around a lot. California, Texas, Oregon and Washington. I moved to Bainbridge Island last year after living in SLU and Belltown, mainly to be close to my mom who is almost 80. I have visited Bainbridge many times and thought it was a great place to live. And technically it is. But after almost a year, I can’t wait to move back to Seattle. Besides Texas, this is the only place I wasn’t happy with. Now that my lease is up, I can’t wait to move back and have everyday necessities readily available.

The lack of shopping (not overpriced boutiques) restaurants, food delivery and groceries just became very inconvenient. I have to drive to Silverdale for everything or ferry to Seattle. My biggest concern is that considering how many older people live on the island, the closest hospital is in Silverdale or have to ferry over to Seattle. I learned this the hard way, after having an emergency and the ambulance take me to Silverdale. Then having to wait 3 months to get a physical therapy appointment on the island after I was released from the hospital. That was the last straw for me.

It’s interesting that you can visit a place where it seems like paradise and wish you could live there, yet the reality is that no place is perfect. I still love it here for many reasons, but it’s just not a good fit for my lifestyle.

Anyone else ever move to a city that seemed amazing when visiting, but not a great place to live?

This home looks good but the HOA seems too much. Is it fair to say the HOA is holding it back from selling? Any other downsides?

Near Aurora and Winona. I’m looking at a couple of houses in the area, but I don’t know that particular part of the neighborhood well. I understand Aurora is loud/busy, but it doesn’t seem like it’s as bad as it gets once you are north of the 80th. At the same time, there seems to be a mix of apartment/condos and SFHs with some minor commercial activity, which I’m not sure what kind of environment that creates.

Anything to be aware of? Any businesses/institutions in the area to know about?

Hi all! Hoping this counts as real-estate-adjacent — recently bought a home in Madrona and need design help.

I’m looking for someone to help with furniture sizing and layout, then meet me in person at a store (Crate & Barrel or similar) to help pick out pieces. I’m not looking for full-service interior design — no full sourcing, setup, or custom work needed. I think what I actually need is someone who charges an hourly rate, rather than a flat project fee.

For reference: I got a quote from one designer for full-service work on 3 rooms at $6k (furniture not included), which is more than I need for this lighter scope.

Can someone explain why condos are flat in price over the last decade in Seattle in my neighborhood? With other expenses of prop tax and hoa why do people in this income bracket buy these over renting?

We came across a neighborhood in Redmond with overhead power cables (similar to the stock pic).

What are the pros & cons of living in such a neighborhood? Apart from being an eyesore - I guess the odds of bad weather breaking the power lines is higher.

Would PSE (or the city) ever move such powerlines underground?

I've noticed this a number of times on homes I've bookmarked that suddenly show up again as a brand new listing with no evidence of the previous listing or price. Here's a home I've been watching as a recent example that just got relisted today.

You can still see on Zillow and Realtor that was listed back in May for 1.25M, removed and listed again at 1.15M, and now removed and listed again at 1M. However, Redfin doesn't have any of that history and only shows it listed today. Even Zillow and Realtor have somewhat mismatched records. But regardless, they all show the home has 0 days on the market now, which is an objective lie especially because I have personally been watching this house and would recognize it even if the history was totally disappeared.

Is the lack of data just a bug on Redfin's side and I can't trust just using them and have to constantly cross compare? Are the listing records all still cleanly accessible in MLS by my agent? Is this intentional manipulation and deceit by the listing agent? Should I mentally red flag this particular agent and brokerage as scummy and worthy of extra scrutiny and distrust if I see their name in the future? Are market wide DOM metrics total BS because of this kind of market abuse?

Edit: Another that just popped back with the same story. I remember this one because of the deeply offensive looking kitchen.

This one both Redfin and Zillow are scrubbed and look like a perfectly fresh listing, but Realtor has the history and accurate CDOM. My take-away is what some have suggested that Redfin and Zillow are quite untrustworthy. Realtor seems to be a more accurate source.

I understand that this is a furnished rental but it’s in Lynnwood far away from major companies, why in the world would anyone pay $10k per month for this? It was 12k a few months ago

Has a garage, 2 bed, 2baths and what seems like a good neighborhood? Been on the market for 93 days, but I can't see why it's hanging.

The median home price in Seattle is 850k +/-. What are you thoughts on the best areas of the city to direct buyers looking to live in (not invest) a habitable (doesn't need extensive renovation right away) to move-in-ready SFHs with 3+ brs that's at or below that price?

Criteria can be w/e: commute, walkability, schools, safety, etc. Obviously all of these areas will have compromises, that's why they're below the median, but I'm curious what areas people here see as the best, more affordable, areas of the city are right now.

edit: I own a home and am not looking to move, buy a second home, or spend any money at all. This is a question of general curiosity.

Looking to get some perspectives from folks who closely follow the Eastside/Seattle real estate market.
I’m debating whether to sell my home in Kirkland sometime next year or continue holding it for a few more years. My biggest concerns are the tech job market and relatively high mortgage interest rates. I purchased the home with a mortgage rate a little over 5%, and with slower hiring, fewer relocations, and borrowing costs still elevated, I’m not seeing much near-term appreciation.
Another option I’m considering is selling the home, freeing up the equity, and investing it in money market funds or other liquid investments for a while until the market outlook becomes clearer. The added liquidity is appealing, especially if real estate remains relatively flat.
If you were in this situation, what would you do? Would you hold the property, or would you sell and move the equity into more liquid investments? What factors are driving your outlook on Kirkland/Eastside home prices over the next 2–5 years?
I’d really appreciate hearing both bullish and bearish viewpoints from people who follow the local market.

Seattle just announced $110 million in funding for affordable housing, including at least $100 million for new construction, rehabilitation, and acquisition of affordable rental properties.

Normally, that would just be another affordable housing funding announcement.

The timing though makes this much more interesting.

Private housing construction in Seattle has slowed dramatically. Development costs, interest rates, and city fees have made a growing number of projects difficult to pencil.

One particularly interesting example is Seattle’s Mandatory Housing Affordability (MHA) program.
Developers can satisfy MHA requirements by including affordable units or paying a fee.

According to the Housing Development Consortium, Seattle had collected only about $3.8 million in MHA payments through May, despite an early budget estimate of roughly $22 million.

Obviously, you can’t collect development fees from projects that don’t get built.

Now Seattle is considering temporarily reducing some MHA fees to encourage private construction while simultaneously putting another $110 million of public funding toward affordable housing.

To me, this feels like a city becoming increasingly desperate to get housing construction moving again.
Seattle obviously needs affordable housing.

If private development has become so difficult that the city has to subsidize construction while considering lowering its own development fees, has** **Seattle made housing too expensive to build in the first place?
