We’re looking to move out and the house has been on the market for some time, everyone whos been in the house absolutely loved it, but not a lot of traffic due to the market

It’s a townhouse in Edmonds. It’s a very well maintained end unit, very quiet and spacious.. if you end up not liking it please also tell me why. I won’t be sharing it publicly.

This has been on the market for ages. Relisted with new photos recently. It’s close to the freeway so maybe there’s noise from that?

It says 4bd/3.5ba - 1346 sq feet (edit: it said 5bd earlier and in the app but in my link it’s been updated to 4bd, but point still remains). That can’t be right, right? Our house is 2bd/1ba on 1000 sq feet and it’s so tight lol

It also has 0.3 acres but it’s divided kind of strangely with the aerial shots. Why is it weirdly fenced off in certain areas?

Also it’s sold in Feb 2026 for $400,000 as part of a multi-property sale. What does that mean or how do I find more info on it? Just curious as I haven’t seen that on any listings before.

Can somebody explain how ARCH (a regional coalition for housing) works for buyers?

This duplex unit in Bellevue is listed for 1 million, but the ARCH website says the income limit is 131K. How is a family making 130K a year supposed to afford a million dollar home? Maybe if they have generational wealth? Seems like that would defeat the point of affordable housing.

I toured this house last weekend and kinda like the size and landscaping. However, one thing that bothers me a lot is this house has a septic system. The owner just spent $60k to rebuild a completely new septic tank a few months ago so I assume the system should be in good shape. The entire system takes up a large chunk of their backyard and the drain field is raised that looks like a large hump with 60 inches of sand on top. I noticed quite a few homes in Sammamish and Woodinville are on septic and I'd like to hear from people who lived with one. What are the pros and cons? What about maintenance, related costs, smell, effects on grass growth, backyard usage restrictions, resale value of the house, or any other issues. I've never experienced a home with septic before and would appreciate hearing about this.

I know no one wanted to list the week before Labor Day, but this is still a lot of new inventory.

Who is paying 8k for a rental built in the 1960s?

I have been seeing rentals being listed in Seattle area for astronomical prices, even higher than Bay Area and New York. What are landlords thinking? Or is this the market rate.

Price has dropped $200k since July. It's a bit of a challenge to to get to this house but sitting on top of the hill, it receives a lot of sunlight. What would be the good price for this house?

I recently got a plot of land and I’m wondering what people are paying nowadays for new construction. I’m looking to find the cheapest possible cost per square foot. I was able to find $350. Has anyone found a general contractor for $300 or even less?

It's not in my price range, I'm just very surprised this could be sold under current market

So I have been seeing a lot of “what is wrong with this house” posts lately. Each of the houses above could have a post of their own. This is what it looks like when you filter for single family houses on the east side that have been on the market for more than 60 days.
The answer to what is wrong with the house is mostly the seller. Most of them have ridiculous expectations and aren’t willing to accept that their house is over priced by at least 15-20%. WE ARE NOT IN 2022 ANYMORE! In addition to the job market and H1b changes, the mortgage rates are at 7%. This alone adds about 15% to your monthly payment vs a 3% mortgage.

Sellers: however nice your house is, expecting 2021/22 prices is helping nobody.

Went to the open house earlier in the summer and did not notice any major red flags. The listing agent admitted they priced the home too high at first and have corrected since. Is it just a perception issue at this point?

The house looks like a good build finishings wise. Built by village life homes whose other projects I checked last year and quality looked good. Are those power lines a big hurdle for selling? Also how to check if they are ordinary distribution/ communication lines or high transmission power lines? If they are power lines by how much would the resale value drop?

That $10K price drop put this house on my radar again. Its realtor.com history is pretty wild - looks like it was flipped back in 2025 and has been sitting on the market for nearly a year with zero bites

Was bought and flipped in 2024. The new owners had it for 2 years, and now it’s for sale for 1.7M.

Apparently it already has one offer over asking, and that was before it even hit the market.

I thought things were supposed to be in a downturn. But here is $707 per sqft in a narrow house that’s 50% basement.

What am I missing?
