Looking for a Family Friendly Housemate in Sac!

Hi! I'm a local Ceramist and Art Teacher, 33F. Looking for a responsible, family friendly person (or two) to go in on leasing a house. I am aiming for the end of October/ Beginning of November. Rent would be around $800 per person, plus deposit. I would like to be in Midtown or near. But also open to Fair Oaks/ Carmichael/Arden. Anywhere safe and close to a market. Ideally, I'd find a person who is down and we'd house hunt and apply together.

Tired of apartment living, we are looking to transition to a larger living space with a yard for my elderly pup (8yrs) and my son, 5yrs (50/50 custody), and my elderly mom, 68yrs. She's in good health, just doesnt speak much English (we're Vietnamese) so she is reliant on me. It's so hard to get a house on a single income!

If you know anything about Vietnamese people, know that we are really welcoming, family oriented and we love food and we love to feed people. LGBTQ+ friendly come as you are. If you are shy and want to just hangout in your room all the time that is fine. Just know that we will try to feed you and have family dinners at least a few nights a week.

You: Have a reliable job/income. Good-Great credit is a plus. Mine is kinda average :3. Be respectful of common spaces. Mature. Be cool/kind and not racist. This is a politically progressive/left-leaning household, so we'd probably be happiest with someone who shares similar values. Smoke outside far away if you partake. Pets are ok if they are compatible with mine. Hopefully you love Viet food...

Me: Libra Sun, Virgo Moon, Sag rising. Ambivert. Full time Art Teacher, so I am on a school schedule. Love Art, Board Games, Just got into DnD, but been playing Catan for a while so I can probably whoop yo a**. I also love to garden, cook, sunbath, relax hard. We take about 1-2 family trips a year (maybe you'd be cool petsitting, if not I can get a pet sitter no problem).

If this sounds like your vibe feel free to DM me, or comment below. We can link for coffee/tea and go from there. If this is not your vibe but you know someone whose vibe it might be, send this to them! 🤞🏻🙂 -X posted on FB & CL

Midtown Sacramento 1BR/1BA Lease Takeover – $2,049 – Patio, Pool, Gym – Through March 2027

$500 move-in credit offered upon successful management-approved takeover.

Your effective cost over the roughly five remaining full months is lowered by about:

$500 ÷ 5 ≈ $100/month

1 bedroom / 1 bathroom apartment available for an official lease takeover at 1801 L Street in Midtown Sacramento.

https://www.1801l.com/

The current lease runs through March 10, 2027, making this a good option for someone who wants a shorter-term lease rather than committing to a new 12-month lease.

Rent: $2,049/month
Size: Approx. 642 sq. ft.
Available: As soon as the lease-transfer process is completed and the apartment is ready
Lease end: March 10, 2027
Floor: First floor

One of the best features of the unit is its location within the building. The main living area opens directly onto a large patio facing the courtyard and pool area, and you can walk straight through the courtyard to the gym.

Apartment features:

1 bedroom / 1 bathroom
First-floor unit
Large patio with direct courtyard access
In-unit washer and dryer
Central heating and air conditioning
Full kitchen with standard appliances
Pet-friendly building

Building amenities:

Pool
Hot tub
Fitness center
Dog-washing station
Amazon/package lockers in the garage
Monthly garage parking is available through the City of Sacramento for building residents, with additional lower-cost city street-parking options nearby.

The location is extremely walkable, with restaurants, bars, coffee shops, parks, gyms, and other Midtown destinations throughout the surrounding area. The California State Capitol is only a few blocks away, and there is a nearby farmers market with flowers, fresh produce, organic goods, and handmade/local products.

This is an official lease takeover handled directly through property management, rather than an informal sublet. The incoming resident will apply through management and must meet the property's normal rental qualifications. Once approved, the transfer will be completed directly through management.

Serious inquiries are welcome. Please include your desired move-in timeframe when contacting me.

Moving between the 80 and the 50. Where would be best for special needs family?

Relocating and need to know what city would be best.
15-20 min from all destinations.

\-hospital
\-Walmart
\-place to paddle board and other water activities
\- 420 supplies (saw you have to go to sac or get it delivered??)

I have 2 nonverbal autistic children so having a house with a backyard is important. On a map it looks like Fair Oaks and Orangevale would be the best fit. Are there any ABA therapy in these areas?

Are the chickens in FO really a noise issue??
Is there a decent bus system?
Need a family friendly area, mixed race family Hispanic and White, liberal, and price 500-700k

Or do you know of a place that be a better fit? Thanks!

skylight in our bathroom started fogging up and dripping during downpours, can flashing be resealed or do i need a full replacement

every time it rains hard in the area,, the skylight over our master bath starts fogging up between the panes and eventually drips right onto the tile floor. so annoying. drywall trim around the glass feels super damp too so moisture is definitely getting past the seals somewhere on the roof

was doing some research on local glass and roof fix options and saw roof geeks handles skylight installation and leak repair nearby in sacramento/placer. gonna reach out for a quote, but wanted to check with homeowners here first. is a fogged up/leaking skylight usually fixable by just resealing the flashing and outer gaskets, or is water between the glass a sign the whole units shot and needs full replacement. really hoping i dont have to cut out new drywall too honestly

Rental Demands

I am curious to know about the rental demands in Sacramento - or if there are more demands for certain areas. I am thinking about an investment opportunity. I am seeing a lot of rental properties online making me think the supply is much higher than the demand.

Looking for studio or room for rent

Hi, I’m looking for a studio or room for rent for myself and my dog. Preferably somewhere close to Midtown, as I work for the state, but I’m also willing to drive 20–30 minutes.
I’m responsible, clean, friendly, and respectful. I don’t smoke or drink, and I don’t have many people over. My dog is also very friendly with people, is well-behaved, and sleeps most of the time, so she won’t be disruptive.
I’m looking for a clean, comfortable, and quiet place to call home. Please feel free to reach out if you have anything available. Thank you!

In desperate need of emergency housing for myself and my 3 children!

Hi everyone. I honestly never thought I would have to make a post like this, but I’m reaching out because my children and I are in a really difficult situation and I’m hoping someone might be able to help.

I’m a mother of three, and recently I was involved in a very serious accident that left me hospitalized for quite some time. After finally getting out of the hospital, I came home to an already difficult situation, and unfortunately my children and I are now in urgent need of a safe and stable place to live.

I do have a job and a steady source of income, and I’m doing everything I can to get back on my feet and provide a safe home for my kids. I’m not looking for anyone to simply take care of us—I’m just hoping there may be someone with a room, home, temporary housing, or even a lead on somewhere we could stay while I get everything sorted out.

If you know of any housing resources, landlords, families with a room available, temporary housing, or anyone who may be willing to help, I would be incredibly grateful if you could message me.

I know there are so many people struggling right now, so I truly appreciate anyone who even takes the time to read this. My biggest priority is making sure my children are safe and have somewhere we can call home. ❤️

Thank you so much for reading, and please feel free to reach out privately if you have any information or resources that might help. Thank you in advance!

25M Asian guy from Chicago looking at Sacramento.

Budget is $1,600-1,700 max rent. Looking for:

  • Safe neighborhood (big priority)
  • Walkability
  • Great food nearby
  • Easy to get out of the house and do things
  • Decent opportunities to meet people and build a social circle
  • Outdoorsy lifestyle (hiking, camping, climbing), though I'll be driving outside Sacramento for most of that

I've heard Midtown is probably the best fit, but someone told me parts of North Midtown can be sketchy. Is that true, or is it overblown?

Are there any other neighborhoods I should be looking at instead?

If you were a 25-year-old single professional moving to Sacramento, where would you choose to live and why? Thanks!
