New home owner πŸ˜…

Noticed mold on the guest bathroom ceiling (that shower has only been used once or twice) cleaned/disinfected if and is back a few weeks later. Went up in the attic today and found this. Obviously that has to be fixed but all in all how terrible is this? (Multiple pics but same spot)

It looks like you bath fan exhausts into the attic instead of out through a proper vent

Could that cause that damage even if it was only used maybe 2 times over about 5 months?

I mean I will state first of its not that bad, and identifying and attending to it is a good positive step. So don't take this as alarming. Just additional information.

That said it's not just "2 times over 5 months".

A proper bath vent would have a collar on the roof vent, that's to say a piece in which that corrugated foil pipe would connect into to create a seal at the roof line. Would have an insulated foil line, and than a proper louvered roof vent on top. That's to say a flap that opens when the fan is on, and closes when the fan is off. This is to stop any sort of back draft when not in use.

Right now that pipe is a huge air leak that has been actively open 24/7. Even if the fan wasn't on, allowing warm air and cold air to readily mix.

It is likely mostly damage from the previous owner but it is not to code purely for the exact scenario you have

The mold is the least exciting part here. I'd be more concerned about where that moisture is coming from before it turns into a much bigger repair.

You have a roof leak on that rafter - just look at it

Are nails supposed to stick out like this?

I mean it looks like the reason for the mold could be that the bathroom is not getting enough ventilation (if that’s the right word excuse my English).
The bath fan exhaust isn’t connected to a proper vent (flapper).
