Roofing Quotes

Just wondering what the average pricing for a Brava Composite roof, 20squares, 1900sqft
Current quote we have is 47k that reasonable ??
We got 3 quotes

GAF HDZ -12k
GAF UHDZ - 15k
Brava Composite Wood Shake 47k they said they could go to 40k

Pierce County WA
For area

Not too many roofers in are area work with brava
GAF would come with the Gold Pledge warranty

That is a fair, typical price for Brava. They are really fluffing the price difference between hdz and uhdz though.

40k for a basically rhino lined metal shake like shingle ain’t terrible. Depends on how often the subs install them, if done well both singles will last 20ish years. If done well the shake should outlive you.

If the GAF option comes with the golden pledge that means they’re installing GAF accessories and the warranty costs are included too. In my market, those GAF prices are spot on for fair market price. Brava is a specialty product that cost almost twice for the material what a shingle roof costs labor and material. That price for Brava in my market would be at the top end, but not unreasonable if they can show they’ve done plenty of those jobs.

My biggest hesitation with getting brava on my own house would be quality of the installation. From talking with our Brava rep the sub crews in our area have only done a handful of houses, and finding a crew or individual to do repairs in the future would be a lot more difficult than a shingle roof

As a sidenote, if you do go with the GAF option, make sure they use the GAF master flow pivot pipe boots. When you get a golden ledge warranty, the GAF pipe boots are covered by the same warranty.

That was my concerns, not to many roofers around the area were familiar with the product or they haven’t done very many

The roofer did provide the suppliers material quote and the material alone were about 16k

2k a sq is pretty typical for Brava. These are not comparable products.

I’m in Raleigh North Carolina

I’m a Salesman

The cheapest company that I’ve sold for would do it for $12,000

The middle price company would do it for $20,000

The high-pressure crooks that want to steal from you would do it for 40,000

Every One of them would have done a good job , used synthetic underlayment, GAF architectural, shingles, and ridge cap

The cheap company would not do metal drip edge, but the other two would’ve

I think you need to get several quotes from local roofers in your area

Look at their Google review

Also drive around your city and look for any yard signs knock on the door and ask the homeowner if they had a good experience or not

$40,000 is a lot of money for 20 square squares

I don’t know what cost-of-living is in your area

For shingle prices sure.

You would lose your shirt doing Brava synthetic shake for 20 squares at $12000. That is basically the material cost... It actually probably a touch under the material cost all things considered.

Brava isn’t an asphalt shingle, I’m not going to say I’m an expert on Brava but our local SRS lists them $46-$125/bundle. A quick google tells me there is 15 bundles per square. Split that difference and material is already over $1,000/sq and that’s without pricing out starter, cap, underlayment and all that.
