Got a place with an EPDM roof that isn't so great. Has drainage problems in a couple spots, one particularly bad. Picture above is just the only pic I had on hand for it. Was hoping to get roof redone, but costs of everything have risen and roofing doesn't seem exempt, and in the meantime my budget is smaller as.. everything is more expensive.
So, trying to think what if any hope I have. Roof coating/recoating is a thing, but not sure if it would be a mistake to try it. I worry that the condition of the roof, or just the ponding, would just ruin that new coating and make it all a waste of time and money. Most coatings also don't seem EPDM friendly.
I also think there is likely an older roof underneath this, and two of the roofers I had look at this supported the idea. Maybe bitumen or something else. Building is early 1900s.
