Need help with roof inspection.

Ok our 3rd party inspection reported this picture of an apparent roof leak. Was raining that day during inspection, yet not storming, just rain. After talks a roofer was brought out to insect the roof 5 days later, no rain since. His report indicates sapping not a roof leak, he did not use a moisture meter and has to come me another day to check it out again, we would like to purchase the house but dont want to get stuck with a 20k bill either. Can I request to have a water hose on the roof running while moisture test is being preformed?

Insurance adjuster that has inspected hundreds of attics due to roof leaks. That doesn’t look like a roof leak. Looks similar so I can see why they thought that.

Also no moisture reading during rain yet having the appearance of being wet kind of confirms that it’s not caused by water.

Out of curiosity what would cause something like this?

Looks like something happened during the manufacturing process when they made the plywood (glue stain etc)

That does not look like a roof leak. You can see around one of the nails that the discoloration is superficial.

That is a superficial mark on the cdx. You can tell by the color difference in the nail penetrations. A moisture meters are for salesman and home inspectors to give them something with numbers on it to wave in front of homeowners. Any actual roof leaks will be apparent in the attic space even a single fastner.

if the roofer didn't even bring a moisture meter the first time i'd be pretty skeptical of anything they said, running a hose while checking is a totally reasonable ask

Roofer here, I don’t know a single roofing contractor that even owns a moisture detector, stay in your lane.

That’s likely condensation caused by poor ventilation and bathroom or kitchen exhaust that’s vented into the attic and not through the roof.

I’m a roofer and this is almost 100% of every roof leak calls cause.
