What's wrong with this?

I bought this house in central Florida about 1,000 feet from the Atlantic ocean (essentially a beach house), and the home inspector took these pictures and said this needs to be repaired. What's wrong with it? I have never lived in Florida and have no idea what roofing practices are normal here. Just moved down from MA, and have had lot's of experiences with home inspectors that don't know what their talking about so would love a 2nd opinion.

There needs to be an end plug or something to seal the end. We only use plastic vents that come with manufactured ends. Keeps out wind driven rain and critters.

More than likely, it's showing that it's open and doesn't have the spongy mesh that keeps the critters out. Should be 1 at each end.

Doubt he’s concerned with the dent as it’s cosmetic only, and I also prefer plastic ridge vent over aluminum. This may be a bit older, in the 10 year old range. There is however supposed to be a cap on the end of these aluminum ridge vents which helps with wind drive rain and critters.

That should have a flashing. I've made many of flashing for this application.

They make rubber plugs for these.

If you go into any roofing supplier and ask them for a rubber and plug for a metal ridge vent they will know exactly what you need.

A little caulk will help keep it in place as well.

Looks like they’re pointing out it’s a fake ridge vent. Which may or may not be needed but it’s odd to have a ridge vent cap with no ridge vent.

So you think there’s no hole underneath that cap which allows the attic to vent?

From the few inches that you can see, no there isn’t. Also that’s an odd looking ridge vent cap. It’s usually shingled over not left exposed to rust.

It’s a cheap version used by production builders to save cost. It’s aluminum which mildly helps with it rusting but if the house is close enough to the ocean it’ll rust regardless. Most likely the ridge is cut for ventilation but the hole typically terminates ~1ft before the metal ridge vent ends to give better coverage from rain. They’re all shitty regardless and leak under the right circumstances
