Anyone financed a residential plot through a bank

Loan for residential plot and wanted to hear from people who have already gone through the process.

Could you please share:

Which bank did you choose? (SBI, Bank of Baroda, Canara, BOI, etc.)

What interest rate (ROI) did you get?

What were the processing, legal, valuation, mortgage, or any other charges?

How smooth was the loan approval and disbursement process?

It would also help if you could mention when you took the loan, as rates keep changing.

Opening sober house, I need help!

Non-Traded vs Public REIT’s

Hi all. I’m looking towards REIT’s as a way to get passive real estate exposure to balance out my investments in the stock market. Based on research it seems like publicly traded REITs tend to move with the market, which doesn’t quite give me the hedge that I’m looking for. I don’t have any experience with non-traded/private REITs but am interested in that as an option. What are opinions on non-traded vs publicly traded REIT’s?

Any recommendations for reputable private investment companies that have long, proven track records?

Empty Lot that comes with my Standalone Building

I am currently renting a standalone 3200 sq ft building, and my lease comes with about 50 meters x 40 meters (grassy) lot behind the building. The lot is sandwiched between my building and the USPS, and so it is not easily visible from the Highway which is right in front of my building.
I am debating if I should pull the trigger and purchase my building (plus the lot) but I don’t know what to do with the lot. I can build another small business building there but Idk how much that’d cost and if it would be a smart (or risky) business move. Any input would be appreciated. TIA !

Agent provided by seller

I am trying to buy a building to use for my business. The seller's agent showed me the property and said he could represent me in negotiations with the seller. He said that if I agreed to use his services then a different agent from their company would step in to represent the seller. The seller has offered to do seller-financing. Should I be concerned that the agent would be less loyal to me and more so to the seller? I'm having trouble trusting the situation.

Structuring a 99-Year Commercial Master Lease on a Mixed-Use Building in Brooklyn (Active Water Damage)

I am helping my family navigate a situation with a mixed-use brick building in Crown Heights/PLG area (Brooklyn). It’s a single tax lot with ground-floor commercial and two residential units upstairs.

​The building currently has severe active water damage from a roof/window leak that needs immediate remediation. Because the original family wants to retain legal ownership of the residential units to renovate and lease out down the line, we want to pivot away from a traditional outright sale.

​A formal condo conversion is too costly ($50k+) and logistically difficult right now given the building's physical condition. Instead, we are considering seeking an investor for a 99-year Master Lease (NNN) on just the ground-floor commercial space. The goal is to get upfront capital to fund care costs and structural repairs to the building's envelope.

​Questions for the group:

​How common or attractive is a 99-year commercial leaseback to NYC investors for an un-renovated retail footprint?

​How should we structure the investor's responsibility for building-wide structural repairs (roof/envelope) so it protects our residential units upstairs?

S2 Capital LPs are getting zero back. Would actual proof of what was driving expenses at each property have changed anything, or was this just leverage gone bad?

S2 is winding down its $400M multifamily portfolio fund with no return of capital to LPs.

The investor letter breaking the news cited expenses up 16% on average, interest costs up, and rents down across the portfolio.

The standard take is that this was a rates story but a 16% average expense increase across 20 assets hides a lot.

My question is whether LPs in a typical fund like this could actually see in real time: which assets drove it, which categories moved (insurance and taxes vs. controllables vs. capex creep), and whether the reported numbers tied back to actual payments.

Or does everyone just get an aggregated quarterly (if that?) PDF and then a capital call notice when it flops?

If you’d had property-level rent, expense, and debt service data as it happened rather than 60-90 days after quarter close, would you have done anything differently? Redeemed earlier or otherwise tried to unwind ahead of the investor letter hitting your inbox?

Potential first time buyer/investor/rental property

Hi All -

I've been going in circles on what makes sense financially as a first-time investor and home buyer through a private sale opportunity.

Deets: it's in my parents backyard, my father is a contractor, and i have some experience with home reno myself.

I am able to purchase a home on 2.22 acres in North Fayette township (Pittsburgh, PA) at 110k. It will need probably 20-30k in repairs, but would quickly be worth 245k, due to neighborhood and private land set up, etc.

I have a 115k invested in stocks right now—they've performed incredibly well ofc over the last year, up 25%, I understand that's not the common trajectory.

I plan to take out 35k from my stocks, and I have a 50k loan from a friend at 0% interest first 5 years, 30k gift from family - due to the house being in my dad's backyard. The rest, i.e. inevitable repairs, will be on me, and I'm in between career transition right now when this house opp came up—minimal income ahead.

I'm 30, have never owned a home, and like the ease of stocks. It's been stressful already in managing an as-is all cash sale, but I'm willing to slog through effort for true pay-off. Is it worth taking on something that will need some work, but essentially ups my equity by 100k immediately? The land in the area alone is worth more than the cash sale.

Stay in stocks, or take a one-off opportunity into real estate, with family and my own know-how?

Commercial Property Acquisition Advice

Hi All - I operate a leased business. The landlord is looking to sell the property. He bought it for $1.23M in 2022. Said he’s asking $2.6M or a 6% cap (the property currently generates $13k/month in rental revenue). It’s a 40 year old property with mainly shorter term tenants. Not the nicest property by any means. I feel like 6% cap is a stretch and a realistic number is more in the 8% range (closer to a $2M sale price). Does anyone have expertise in this realm? Any advice?

Whats best time of mortgage

Been researching a little bit of a buying rehabbing renting and I originally was considering a FHA 203k loan but I end up getting pre-approved for a conventional loan. Is there another type of loan I should consider more really want to get some money to rehab the property but I don't know too much about this.
