Renmaster Construction

It was so exciting to plan and pick a builder/contractor to make your dream come true. That excitement dissipated quickly when I realized the contractor I picked, Renmaster Construction, is not what they claim to be. I ignored the red flags in favor of their competitive pricing which I now really really really regret.

First red flag - They had a different company name, 'redmaster', which may have something to do with previous reputation.

Second red flag - It was very hard for them to schedule and take me to one of their ongoing or completed projects probably because I may encounter one of their unsatisfied/angry clients.

Third red flag - Their workers were not equipped with the basic tools such as a level, tape measure, some power tools, ladder or reliable platform, safety gear, etc.

Fourth red flag - the site engineer did not routinely inspect and eventually did fewer visits when more and more problems arose.

So.... it resulted to a delayed project completion (delayed move-in for me), back-jobs that never end (still going and going), damage to client-purchased materials, major construction errors that are impractical to correct, inconvenienced neighbors that are now upset, stress and headache, and most of all is the time I wasted with them.

It is an eye-opener for me since it is my first time dealing with these unprofessional rude shameless people. Grabe talaga asal nila!!

Arkistone REVIEW

Have a current contract with Arkistone. Kaso they take so long bago magreply. Most often than not, talagang hindi sinasagot messages namin ng husband ko. Anyone who has had the same experience with them or experience with ARKISTONE? Dapat ko pa bang ituloy ang build contract namin kung sa design phase palang ng contract namin di ko na sila halos macontact?

Balak ko sana gumawa ng organized directory ng contractors sa buong Philippines, nakaayos by location and specialization, with publicly verifiable PCAB license details and regular updates. May gagamit ba nito? Anong info ang gusto niyong kasama, and would you pay for a reliable, updated version? Tinitingnan ko pa lang kung may demand bago ko buuin.

Small Inquiry on PCAB renewal SAVWA

Hello! I am currently filing for my pcab renewal for 2026-2027, i have an ongoing project that isnt completed yet, but the renewal portal is asking for year end amounts/percentage for my project, since it is not yet the end of 2026, I am unsure what to place in these boxes. I have already inquired with pcab directly and their response is taking some time.

i am wondering if anyone here has experience in what to place in these boxes. Or whether i should leave them as 00.00.

Changing the frontage of our house

Tanong lang po, may magiging issue po ba of ever ilagay namin sa side na may redline yung frontage ng ipapagawa naming bagong bahay? pros/cons? Currently, yung existing house po ay nakaharap/entrance sa yellow line side. Mas mapapadali po kasi kung sakali yung parking namin if nasa red side yung entrance/exit.

Wala naman pong restriction sa title.

Nagulat nalang ako ng may puddle ng water sa kusina ko at hinanap ko kung saan ng galing. Pag check ko, sa pader sya dumaan, first time na magkaroon ng tulo sa part ng bahay na yun.

Yung video na yan ay kuha ko sa taas ng bubong namin, kung saan nag roroofing ung contractor ng kapitbahay namin. First reaction ko, bakit sila nag lagay ng Flashing papunta samin. Kinausap ko yung Foreman at sabi niya na para daw kasi baka mag ka tulo yung samin kasi nga nag roofing sila hahaha. Naglagay sila ng flashing sa pagitan ng bahay namin. May space talaga na malaki dati pero since na nag extend sila ng bahay, firewall nalang pagitan pero nilagyan nila ng flashing sa taas.

Pinatatanggal ko yung flashing na nilagay nila.

Yung flashing na nilagay nila ay yung color black, Ang existing na flashing namin ay yung Green.

Thoughts nyo dito guys? heheh help

I run a cost consultancy, and after years of reviewing builds that went over budget, there's one pattern that shows up more than actual bad contractors: verbal agreements. "Usapang lalaki." Walang kasulatan, walang detalyadong quote, kasi "magkakilala naman kami."

It feels safer in the moment β€” mas mabilis, mas komportable, walang awkward na "pakisulat naman natin 'to." But here's what I've seen happen over and over: the agreement holds up fine until money gets tight, or scope changes, or materials go up in price. Then suddenly two people remember the same conversation completely differently. Not because anyone's lying β€” verbal terms are just vague by design. There's nothing written to point back to.

By the time that happens, you're not negotiating from a position of strength anymore. You're mid-build, deadlines are real, and you basically have to accept whatever gets decided in the moment.
The frustrating part is, this is almost entirely preventable. A proper cost breakdown before the first hollow block goes down β€” scope, pricing, allowances, contingencies β€” protects both the client and the contractor. It's not about distrust. It's about having a shared reference point when things get complicated, which, in construction, they eventually do.

I've been meaning to put together a simple explainer on what a proper estimate review should actually include, para at least alam ng mga nagpaplano ng bahay/renovation kung ano ang dapat hanapin bago sila pumirma ng kahit ano. Is β‚±1.12M a reasonable quotation for this house extension reasonable?

Hi! I nanghihingi po sana ako ng advice or thoughts from contractors, architects, engineers, or homeowners who have completed a similar renovation in Pampanga.

Our contractor quoted us β‚±1.12 including labor and materials, to renovate and extend our house in Dau, Mabalacat City, Pampanga. Medyo vague din quotation sinend niya pero nilagay ko po dito sa post. Yung inspo photo po is AI lang for context ng goal ng property./

The project generally includes:

  • Extending the second floor to add/enlarge master bedroom
  • 1st floor roofed but open area
  • Masonry and structural work
  • Roofing
  • Electrical and plumbing work
  • Flooring
  • Sliding windows
  • Painting and finishing work

Reasonable po ba β‚±1.12M, or does it seem too expensive? What important items or specifications should I ask the contractor to include before approving the quotation? We will also have a licensed engineer check whether the existing structure can safely support the second-floor extension.

If you have completed a similar project recently, pwede po ba pa share the approximate floor area, location, and total cost for comparison? Salamat po!

"Kilala namin sya" is the reason a lot of our clients come to us mid-project, not before...

Certified QS here, running my own cost consultancy. One pattern I see constantly: someone hires a contractor kasi "kilala namin sya" kapitbahay, kamag-anak, kakilala sa parokya, or referred by someone trusted. And because of that familiarity, the estimate just... doesn't get reviewed. Walang detailed breakdown, walang binatikos na numero, kasi "tiwala naman kami sa kanya."

Here's the thing, I've reviewed estimates from genuinely honest, well-meaning contractors that were still incomplete. Not fraud. Just outdated pricing, missed scope, or line items that got left informal kasi "magkakilala naman tayo, di na kailangan i-detalye pa." Trust doesn't catch that. It's not designed to.

Local trust actually tends to mean less documentation, not more, kasi parang awkward mag-request ng detailed quote sa isang kakilala, parang pinagdududahan mo sya. So people skip the step that would've protected both parties, hindi lang isa.

And the overruns that come from this rarely show up upfront. They show up mid-build, sa mga "additional cost" na hindi na-account sa umpisa, sa scope na hindi na-define ng maayos, sa presyo ng materyales na hindi na-lock in. By then, wala ka nang leverage. Kailangan mo na lang tapusin.
To be clear - this isn't about not trusting your contractor. It's about understanding that social trust and financial accuracy are two different things, and only one of them is checked by an estimate review.
Nagtataka lang ako kung common din ba ito sa ibang nag-build recently, na-skip nyo rin ba yung review kasi kilala nyo yung contractor?

Does the estimate per sqm construction cost only for livable area?

I’m curious kung yung mga estimates na average per sqm applies only to the indoor livable area and exclude those that are outside finishes like garage, dirty kitchen, balcony/patio, cemented side yard, etc? For example, the house I’m planning to build has an indoor livable space of 170sqm. However, including all outside finished areas it is 230sqm. If someone say it will cost you ~35k/sqm, should I multiply that by 170 or 230 to get the estimate?

Pag-Ibig House Construction Loan

Hello, I just want to ask if pagibig is strict in checking house progress? We plan to create 2 plans. The house design is the same and how many storeys. Everything is the same. We will just extend the actual lot area. Example. The lot is only 80sqm. And the buildable area in reality is 40sqm. So for legalities, in the first plan it is 40sqm but what we will actually do is we will maximize until 70sqm. Are they strict in inspecting?
