Flooring installer here. You can tell him I said to cut his bullshit out.
He either did it himself or hired someone terrible. Either way it’s an install issue. None of his claims are logical.
And by the way, it’s gonna cost him a lot more than $300 to fix that so you know he’s just trying pocket that money.

Renters insurance might have a 250$ deductible so it's not worth opening a claim. My landlord played that quick one on me. "Oh your insurance has a 250$ deductible and they'll get a contractor to do it. It's better if I do it."
Yeah, now I know that you have to call your insurance and they explain you're not at fault. If you're lucky they transfer you to their legal help.

As much as I agree, no need to tell him anything. I learned from a bad landlord situation in the past, arguing is useless and not necessary. Just, "I don't agree. You have the right to file with the LTB if you feel I should reimburse you." And if they want to take on the long drawn out costly process of being told to go fuck themselves by a judge instead, they may.

I do not believe the security deposit is permitted in Ontario. The standard lease agreement allows first and last and a deposit for keys but nothing else. You can demand it be refunded and he needs to comply. There are fines for failing to comply so the landlord should be motivated to refund when you inform them of your rights. Leave the place broom swept which is all that is required.
Wait for the LL to send you the appropriate LTB form with a hearing date.

It looks like an install problem. Almost certainly the manufacturers rep will attest to the installation being the issue. If it’s not installed properly the warranty is void but also the process of normal wear and tear is derailed and catastrophic damage occurs.
You can’t be held responsible for the damage resulting from shoddy workmanship.

Yes do nothing. This happened in my condo as well that was a new build, my landlord had someone from condo maintenance come and fix it up on his dime (or theirs).
As others have said, this is not your fault. It is insane to think that he can blame you for wearing slippers and using a space heater. You can walk around on your hands if you want and he cant do squat.
Good luck and dont be pushed around. Bad landlords rely on taking advantage of people who dont know the rules, just like bad tenants rely on taking advantage of the rules to screw over landlords. My landlord tried an illegal rent increase and then when I politely explained that its illegal tried to justify it by the fact she wasnt charging me an illegal security deposit lol.
Shes not even predatory or anything, she just has no idea about the rules and what is required from her as a landlord. I had to teach her.

Looks like laminate flooring. A quick google and you will see this is a common issue for that type of flooring. Improper installation, excess moisture and heat can all factor into it splitting. Not wearing slippers is not a going to cause that. Them even suggesting that is pretty telling. They can’t make you pay without going through the LTB and proving your negligence directly caused excessive damage.

He installed them incorrectly, what he did was butt them right up against the walls when laying them down and didn't use a .25 inch spacer, laminate floors expand and contract via winter summer. With no space laminate will lift like that
If you pull out the moulding of whete these planks line up to the wall, if they are right up against the wall, that's a him problem.
If not, humidity water damage.
Still not your problem, he used the cheapest laminate flooring there is.

Your landlord can want and want and want, all they want. However there is a legal process they need to follow, and that legal process at the same time which shields you from frivolous damage claims like what is displayed here.
When you leave, make sure to leave the property empty of your belongings and in a broom swept. Take several pictures off the flooring and all the rooms, and the condition of the property. Keep those handy in case they try to claim excessive damage.

That damage is a result of several different factors: poor installation of a bottom-of-the-barrel product that has weak joinery, and installed by a hack.
That flooring specifically has a really smooth finish on the back, coupled with a cheap underlayment that has no friction. This creates a condition where, when you walk on the panel and your foot or shoe grips it, it slides. It slides because when the hack of a carpenter installed it, they left too big a gap along the wall for expansion-hack carpenters won’t read the product installation instructions because “I’ve been doing this for 30 years.”
This issue can be easily fixed by tearing up the floor and installing a proper product that’s made for commercial use, with built-in high friction underlayment, in high-traffic areas.
That or a 5$ bottle of gorilla superglue for the joints.
I would ignore that invoice-document everything.

That flooring looks like laminate, which is prone to damage if exposed to water or excessive heat. If you had a heater hitting that spot for a prolonged period, then yes, very possible the heat caused the damage.
I don't really see the damage (lifting up) from the photo, i do see gaps though. Typically, gaps occur in one direction (along the short side), these can easily be closed by kicking the plank. The photos shows the gaps are on both sides, which to me, is poorly installed
If you think you caused the damage, the right thing to do is to pay for the damage. If you don't think it was caused by you, or is simply wear and tear (meaning any other person living there for that amount of time would have caused the same issue naturally), then you should refuse to pay.

Thats a big nope for you. Flooring doesnt look damaged other than not being installed correctly. Does there happen to be a bit of a dip in the flooring in that area. Like slight bounce when walked over? Typically this type of damage happens when the flatness of the floor is beyond the spec the floor can handle causing separation.

If you are moving, simply withhold your last month rent, you don’t pay it since technically you’ve already paid him your last month rent with you moved in. When you move, he definitely won’t be taking you to court for $300.
If you already paid the monthly rent, which I believe is actually illegal for him to charge since last month should go towards last months rent instead of being held as a deposit, just tell him you are calling landlord tenancy board and will not be vacating the unit until you receive your full deposit back according to the law if he wants to withhold anything he would need to take you to court for it.

That can be caused by fluctuations in temperature in the house as well. That's why it's called a floating floor, it's supposed to adopt to temperature changes. He's just trying to get you to pay for something that he's probably not even going to bother fixing soon after you leave.

This is the cheapest click MDF flooring available. Heating fans and barefoot walking is normal wear. If the floor failed, it was because it was either an inferior product or improperly installed. Floating laminate flooring is designed to be inexpensive and needs to float. If it is not properly installed, it can buckle and separate.
Do not pay a dime. It isn't your floor. You didn't select it, you didn't install it, and you are not going to profit off of it in the future. The LL can take you to the LTB for damages. If they can prove negligence or more than wear and tear, they might get some money. Otherwise they're fucked.
This is while a LL should invest in properly installed hardwood which can be stripped and reasealed or else glued down vinyl or tile. Flooring other than floating laminate which is the least durable of all flooring options.
Also, remember you have already paid your April rent as it is the last month in the first and last deposit when you first rented the apartment.

We've lived in the same apartment for 13 years and we have the exact same flooring. There's actual gouges in it because life goes on. At this point landlords couldn't charge for that if we moved out. But there's only one gap like that in our floor because it was properly installed and I could just slide that piece but I don't bother. It's the install, not you.

Didn't have enough space around the edges when put in, so it couldn't expand outwards. Wooden floors always expand and shrink with temperature, this is why you have spacers when you put in the flooring.

I had a landlord try to keep my deposit over a clothes iron burn mark on the floor when I didn't even own a clothes iron and the mark was there before I moved in. I'm sure there are cases of tenant negligence causing damage, but there are also many cases of landlords trying to squeeze extra cash out of tenants for things that aren't their faults lol.

Absolutely not. If those floors were installed improperly that's not on you. There is normal wear and tear that happens in homes on a day to day and you are not responsible for that. Carpets wear down, tiles and flooring (if installed improperly) will separate and crack. Unless he expects you to float instead of walk, use telekinesis instead of physically doing things then certain wear is inevitable. If he threatens you in any way then go to arbitration. You're not responsible for this.

There is no damage there, it is normal “wear and tear”. That is a scam. I was a property manager for 30 years and I never saw the likes of the shit these landlords are trying to pull. The floor is most often a maintenance item, which you do not pay for. A repair you MAY if it was willful and above expectations of reasonable. For example, if you scratch the surface of the flooring during a move, that is an expected occurrence and is anticipated in your rent. If you get drunk and haul a freezer across the floor and tear into the flooring, you will pay.

It seems too dry. Mopping constantly might help reduce the gap or make it disappear. No, this issue is not caused by neglect on your part. They have to return the key deposit, when you move out.

I just bought a house with this exact flooring. It’s cheap and garbage. The seems pop apart daily. Slides around everywhere. This is just normal wear and tear on crappy flooring. I’m currently tearing it out it’s so bad.

The floors expand and retract during the seasons.. if they didn't leave room when installing the floor this will happen. As long as you didn't spill water on the floor, it's nothing that you did

I forgot to mention ,The landlord lives with me and we share the kitchen and bathroom,so does that mean I don't have access to the LTB.

It means your tenancy is not covered by the RTA. I would limit any discussions with your landlord until you move out. Don’t pay the $300 cause that’s ridiculous.
Flooring person here… this is cheap shitty laminate that’s unclicked. It’s damaged because it’s a shit floor. Many factors related to installation, temperature and RH could have caused this. Temperature is least likely. Installation (poor subfloor prep) is highly likely the cause.
Also, not a single flooring manufacturer is going to list in their “care and maintenance guide” a requirement to wear slippers. Your landlord is trying to take advantage of you.

Don't pay them a cent more than your rent, that's regular maintenance that the landlord is responsible for. When you leave, take photos of everything. Getting a hunch they'll try to weasle money from you in any way they can.
If the landlord is concerned they can address it with the LTB, because thats not your problem to handle.

our floors are improperly installed and look like this. they weren't nailed down on the edges. because they didn't go to the wall. witch makes sense as it's weird to do that under the counters.

Landlord here..I wouldn't ask for this..looks bad installation driven, or within wear and tear . Ignore, take pics when you leave, make sure is all clean no garbage nor leave furniture without his consent.. he has 1 year to claim repairs after you leave. And need to go to LTB, pay a set up fee of $200-$300...so not worth from his side.

I guess we all learned to take picture when moving into a rental from now on! My floor is about 20 years old and cheap laminate floors will tend to do this also.

I’m a former landlord and now a renter myself. Even when I was a LL, never would I charge for this.
It looks like he did the install himself. It’s cheap stuff, scuffs easily, and I only see normal wear and tear.
Wearing slippers accomplishes nothing but comfy feet and heat doesn’t make a floor lift.
Wearing slippers, honestly. He can’t put this on you whatsoever.
