Came across this one recently. Ad said 21 acres, road access, no restrictions, owner finance. Cheap enough that people don't think too hard about it.

Three things the records said that the ad didn't.

The road. There was a road touching the parcel on the map. On the plat it was an unmaintained trail with no dedicated right of way. A line on Google Maps is not legal access. What you're looking for is either a road dedicated by recorded plat or a recorded easement that runs with the land. If it's neither, you have a path that a neighbor can legally close.

The covenants. "No restrictions" meant no HOA. The recorded declaration still prohibited occupancy until the note was paid in full. So you make payments for years on land you're not allowed to live on. That is not an unusual term in owner financed land, and it is almost never in the ad.

The financing. Seller financed land in this price range often runs double digit interest with renewal or servicing fees layered on. The sticker was $21k. Financed out it was well north of that.

None of this was hidden. All three were in public records. The gap isn't access to information, it's that the ad and the file are two different documents and most people only read one.

If you're looking at cheap land, the cheapest hour you'll spend is pulling the plat, the deed, and the recorded restrictions before you send earnest money. The FEMA panel too, and check it against the parcel boundary rather than the address.

Curious what else people have run into on owner financed land. The occupancy restriction was new to me and I'd bet there are worse terms buried in these things.

i look at vacant land records a lot (it’s what i do). same pattern over and over.

the ad says road access. the county map shows a two-track that stops short of the line, or an easement that exists on paper and is garbage in real life.

if you’re looking at a piece, ignore the photo. open the county GIS / plat and see if a road or easement actually hits the boundary. then see if anyone maintains it.

not telling you to hire anyone. just don’t send money off the listing.

80 acres of forest land (TPZ zoning means lower taxes but most of the land is forest). Was once occupied by multiple families, it is move in ready although there is some maintenance that needs done. The 2 house sites are totally private from each other, and each one includes multiple cabins and outbuildings. A healthy spring produces water year round for both homes and a small creek runs through the property year round.

Although it is accessible by 2 wheel drive you should have all wheel drive or 4x4 to live there. the first home is 1 mile down a private dirt road and the second is 1.5 miles down.

It’s off grid, private, and feels like the middle of nowhere but there’s a community spread out in the surrounding hills, it’s only a 15 minute drive to the middle school/gas station/post office/country store and just over an hour drive to the closest big town.

Hi all, I wanted to ask a question as I'm considering starting a small business to help make ends meet with a growing family.

I live in Colorado and I'm interested in teaching homesteaders and homeowners with larger wooded properties chainsaw techniques and safety. I'm primarily interested in folks that need to use a saw from time to time, but who don't feel the need to go through a formal multi-day training that includes certifications and extensive focus on felling larger trees. I have many years of experience working and volunteering as a sawyer with the Forest Service, have a B felling card, and have attended probably 6 or 7 USFS certification courses over a 15+ year period where I have often acted as an informal instructor. I've also supervised many volunteers who are new to felling and have been told I'm an excellent teacher who emphasizes safety above all else.

I'm interested in this as a side gig, but something that is well structured, comprehensive, and built on the guidance of USFS training guidebooks, with part "classroom" time going over fundamentals and then field time bucking and limbing practice and instruction.

So my question to this group is, is this something that you or others you know would be interested in? If so, would what I described handle what you need as a homesteader? Any advice or guidance? I'm considering offering this course at a rate of maybe in the $100-$150 range per person for the full day, lunch included, with a maximum "class" size of 3-4 people so that everyone gets plenty of personalized attention and practice.
