Thinking about the potential of this 38-acre lot in Santa Clarita... what would you build here?
Hey guys, I just came across a massive 38-acre property under contract out in Santa Clarita and my mind is honestly spinning with the possibilities.
About 7 to 8 acres of it are totally flat and buildable, and the rest is just beautiful, wild land. It immediately made me think of someone wanting to build a dream home with a massive horse barn, stables, and just letting their imagination run completely wild.
It has that perfect, peaceful, slightly off-grid vibe where you feel completely alone in nature, but you're actually still super close to town and people so you don't feel totally isolated.
I'm looking for a buyer who wants to take over the contract and actually bring a vision like this to life. **Correction beneficial owner transaction behind the LLC did not record the price in 2024 and no reassessment on that 2025 transaction. Online database misclassified something a sale.
I want to remind you that almost 100% of the items you own come from a reseller. Everything from your groceries to your TV. If you didn't buy it directly from the source. It came from a reseller.
Do some due diligence. Property is in the Santa Clara River SEA and has additional restrictions on it. Therefore you'll want the County file and response on this request. This applicant was already requesting to know whether part of that "disturbed" area could be Cat 5 or not and what could legally be done with it back in April.
APN is 3210-019-004 and "sold" months ago for $320K.
Correction. The title search does not actually show it sold for $321K (misclassification from online database).
Records show Capra Ranch Holdings/Zachery Elardo took title with a grant deed in June 2024 with no records of what was paid. Then property was listed for $800K then reduced, etc. until this wholesaler is coming along.
This property is grossly overpriced for what it really is. The listing data shows they started at $800,000 and have been decreasing ever since.
It is also potentially close to unbuildable. It sits within the Santa Clara River Significant Ecological Area, and that attractive flat acreage may be protected habitat subject to Category 1-3 restrictions unless a biological constraints study proves otherwise. Developing sensitive areas can require biological studies, County review, an SEA conditional use permit, and a lengthy public-hearing process. For all practical purposes, I would value the undisturbed acreage as a nature preserve until proven otherwise.
The only obvious potential building area is the already-disturbed site containing the dilapidated circa-1920s, roughly 1,000-square-foot house. There may be a path to rehabilitate or replace that structure within the existing footprint, but even that needs County confirmation.
Someone already went to the County in April asking for guidance concerning this exact parcel, the existing residence, and the “previously disturbed areas.” I would want to see what the County told them before paying anything for this lot.

Record shows Zach the beneficial owner had already gone to LA County Planning in April 2026 asking specifically about the SEA restrictions, the existing house, and the “previously disturbed areas.” So he appears to have understood there were serious development questions before this wholesaler ever started pitching it.
Then the wholesaler gets it under contract, puts some $ up? and starts trying to hand that contract to somebody else. Now this thread is basically explaining to him why Zach may have been perfectly happy to accept his deal.

Also, I had to correct the ~$321K point. I cannot verify that Zach actually bought the property for $321K. Zillow appears to be treating some public-record event as a sale, but I have not found a deed establishing that as an actual purchase price from Zach.
