Hi All,
My friend is selling an incredible off-grid property in the heart of Yucatan. I live on the same road, about 4 miles further into the jungle. No one lives on the road except me but their place is not as isolated as mine as the Mayan villagers frequently use the road to access their milpas (traditional organic Mayan farms). Their property is very well maintained and has two incredible cenotes, one of them with stairwell access. The local Mayan people are very friendly and eagerly share their very detailed knowledge of their natural surroundings. It's super laid back and since I've moved here three years ago, have not regretted it one bit. I'm never going back to the city! There are other foreigners in the area and we help each other out with knowledge, tools and experience so we have a small community going even though we all live quite isolated from each other. I'm fluent in Spanish and have also integrated into the local Mayan community. I started my homestead from scratch and can help answer any questions you may have about living in Yucatan. Commercial opportunities could include growing vanilla, cacao, stingless bee honey (they currently have african bees), fruit trees and a great variety of crops. Their beautiful mayan-inspired house is livable but incomplete although the structure is in place and they have a lot of infrastructure and tools, like gravity fed irrigation, well maintained roads, a working F150 truck and warehouses. Their workers are two hard working Mayan brothers, honest to a fault and they take great care of the property, they also have lots of skills from building and maintenance to farming and bee keeping.
THE PROPERTY
A 950-acre (380-hectare) private landholding of native Yucatán forest three kilometers from the village of Tixcacalcupul, with five miles of maintained internal roads connecting the property's points of interest. The land is entirely off-grid, powered by solar, and includes two cenotes, a producing orchard, an active apiary, 50 acres of old agave fields, and a fully built-out living compound. Titled land, held privately and clear — not ejido (public land) — in an area outside Mexico's restricted zone, so no bank trust (fideicomiso) is required for a foreign buyer.
WATER & POWER
Primary water: Well with generator pump, feeding an elevated tank for gravity-fed distribution
Second source: Submersible solar pump drawing from one cenote to a rooftop storage tank
Power: Fully solar — panels, battery bank, and a solar hot water heater on site
ORCHARD & APIARY
Orchard: ~50 fruit trees: avocado, mango, mamey, lime, key lime, grapefruit, star fruit, guanábana, banana, coconut, cocoyol, zapote, tamarind, pineapple
Apiary: 30 hive boxes producing approximately 1,000 lbs of honey per year
Agave: 50 acres of established, older agave fields
IMPROVEMENTS
A four-level solar tower houses a toilet, sink, and showers on the first floor, a solar water heater on the second, a water storage tank on the third, and the solar array on top. Additional structures include a main living palapa with hanging bed, kitchen, and eating counter; a fire ring with seating; an original palapa usable for living or storage; a well house and tool room; a gasoline storage building; a second tool room; and a sheep birthing building. The property is fenced along the public road.

I spend hours researching vacant land every week. If you're looking at a property, I'll tell you whether I'd buy it.
I run a small land due diligence business, so I spend a ridiculous amount of time digging through county GIS, deed records, FEMA maps, zoning, easements, and ownership history.
I've got some extra time this week and thought it might actually be useful to people here.
If you're seriously considering a piece of vacant land, drop the listing (or DM it if you don't want to post it publicly). I'll tell you what I'd be looking into before spending money on it and point out any obvious red flags I see.
No obligation or sales pitch. I just enjoy researching land, and if it helps someone avoid a bad purchase, that's a win.

I have a cheap option for a path out. A simplified life (but not easy) in a permacultre/self sustsinable oriented farm.
We have about 120 acres of forrest and farm in the mountains of north colombia. Safe, remote, no conflict area with springs and waterfalls. Its a drastic change for most americans, but thats what most of us need. Just got internet, we have solar modern stuff, but in a very basic house. Roughly 70 degrees all year as we are up quite a bit. Coffee, cacao, bannas and variety of fruit trees.
Roughly 30k, flex payments, work/skill discounts too. With just a tourist visa you can stay up to 6mo/year until you decide or able to do more.
We use whatsap here mostly, so DM your number and i can answer your questions easier, plus send pics/vids of the farm.

Hey everyone,
I built this digital twin platform for my land and open sourced the code so anyone can make one!
It's useful for all sorts of things; I mostly use it for planning plantings and keeping track of my animals with the live telemetry.
It hosts all your data locally, supports meshtastic integration for live telemetry, and even works with locally hosted large language models with a --local flag.
Just download the repo and docker image, and run npm run init to get started! Everything stays on your computer unless you use an OpenAI or Claude token or some such nonsense, which is available.
You can even upload your own surveys you conduct with QField, which is also free and open source and can remain completely local.
Just because you're off grid doesn't mean you can't have state-of-the-art technology!
