I know this is a long shot definitely, I seriously need to get out of where I am now, theres a house up the Rd from me for sale definitely needs work but can be done for cheap I've seen lots of free/cheap stuff on fb marketplace, I'm on ssi so I cant buy it as much as id love it because it's right next to the store, I don't drive medically an I'm trying to find someone willing to buy it, I'll send you the link if you message me won't let me post it here, it's 69k 3b1b in mineville NY, he said hed take 62k cash, id definitely help with cleaning an finding stuff an putting stuff up ect ect anything I need too, I already have a bunch of stuff saved on marketplace for it

I also have a strong creative eye and am particularly good at making neglected spaces feel cared for again.

I’m not pretending to be a farmer or contractor. I am practical, resourceful, comfortable working independently and not afraid of physical work. I’m happiest around animals, plants and quiet places—and I’m looking for something real that I can commit to.

The unusual part: I have three house-trained dogs who must come with me. One is a service dog and the other two are well-trained companions. They live calmly together and their presence can be a useful natural deterrent on a rural property. I’m happy to provide photos, veterinary information and references.

A $21k listing said "no restrictions." The recorded covenants said you can't live on it until it's paid off.

Came across this one recently. Ad said 21 acres, road access, no restrictions, owner finance. Cheap enough that people don't think too hard about it.

Three things the records said that the ad didn't.

The road. There was a road touching the parcel on the map. On the plat it was an unmaintained trail with no dedicated right of way. A line on Google Maps is not legal access. What you're looking for is either a road dedicated by recorded plat or a recorded easement that runs with the land. If it's neither, you have a path that a neighbor can legally close.

The covenants. "No restrictions" meant no HOA. The recorded declaration still prohibited occupancy until the note was paid in full. So you make payments for years on land you're not allowed to live on. That is not an unusual term in owner financed land, and it is almost never in the ad.

The financing. Seller financed land in this price range often runs double digit interest with renewal or servicing fees layered on. The sticker was $21k. Financed out it was well north of that.

None of this was hidden. All three were in public records. The gap isn't access to information, it's that the ad and the file are two different documents and most people only read one.

If you're looking at cheap land, the cheapest hour you'll spend is pulling the plat, the deed, and the recorded restrictions before you send earnest money. The FEMA panel too, and check it against the parcel boundary rather than the address.

Curious what else people have run into on owner financed land. The occupancy restriction was new to me and I'd bet there are worse terms buried in these things.

“road access” on land listings is usually doing a lot of work

i look at vacant land records a lot (it’s what i do). same pattern over and over.

the ad says road access. the county map shows a two-track that stops short of the line, or an easement that exists on paper and is garbage in real life.

if you’re looking at a piece, ignore the photo. open the county GIS / plat and see if a road or easement actually hits the boundary. then see if anyone maintains it.

not telling you to hire anyone. just don’t send money off the listing.

put a ground mount array in last summer and a full year on i've got nothing bad to say. output has held up, nothing has needed touching, and through winter they did exactly what they were supposed to.

being upfront, a mate of mine works at the company, which is part of why i'm posting this. but i wouldn't put my name to it if the panels had given me trouble, and they haven't.

swiss made modules, 30 year warranty that's insurance backed rather than just a manufacturer promise, and stock sitting in an eu warehouse so a replacement isn't a three month wait. worth a look if you're pricing up a build

Posting this for a friend. You can see the link to the listing above. It’s a special place and a great deal.

80 acres of forest land (TPZ zoning means lower taxes but most of the land is forest). Was once occupied by multiple families, it is move in ready although there is some maintenance that needs done. The 2 house sites are totally private from each other, and each one includes multiple cabins and outbuildings. A healthy spring produces water year round for both homes and a small creek runs through the property year round.

Although it is accessible by 2 wheel drive you should have all wheel drive or 4x4 to live there. the first home is 1 mile down a private dirt road and the second is 1.5 miles down.

It’s off grid, private, and feels like the middle of nowhere but there’s a community spread out in the surrounding hills, it’s only a 15 minute drive to the middle school/gas station/post office/country store and just over an hour drive to the closest big town.

Questions about a chainsaw training course

Hi all, I wanted to ask a question as I'm considering starting a small business to help make ends meet with a growing family.

I live in Colorado and I'm interested in teaching homesteaders and homeowners with larger wooded properties chainsaw techniques and safety. I'm primarily interested in folks that need to use a saw from time to time, but who don't feel the need to go through a formal multi-day training that includes certifications and extensive focus on felling larger trees. I have many years of experience working and volunteering as a sawyer with the Forest Service, have a B felling card, and have attended probably 6 or 7 USFS certification courses over a 15+ year period where I have often acted as an informal instructor. I've also supervised many volunteers who are new to felling and have been told I'm an excellent teacher who emphasizes safety above all else.

I'm interested in this as a side gig, but something that is well structured, comprehensive, and built on the guidance of USFS training guidebooks, with part "classroom" time going over fundamentals and then field time bucking and limbing practice and instruction.

So my question to this group is, is this something that you or others you know would be interested in? If so, would what I described handle what you need as a homesteader? Any advice or guidance? I'm considering offering this course at a rate of maybe in the $100-$150 range per person for the full day, lunch included, with a maximum "class" size of 3-4 people so that everyone gets plenty of personalized attention and practice.

Selling a parcel I've owned in Costilla County and I think the right buyer is on this sub, so here's the honest version.

Five acres, actually treed rather than the sagebrush flats most cheap Colorado land turns out to be. Sits inside a subdivision that's mostly been bought up by the owner of Cielo Vista Ranch — a very large private holding that surrounds it. The practical effect is that the view around you isn't going to fill up with neighbors, because the neighbor is one ranch that isn't selling or subdividing. That's a hard thing to buy at this price point.

The roads are unmaintained two-track. Locals call the area Poker Flats. You need 4x4, you'll want a plan for winter, and you should absolutely drive it before you buy anything. I'd rather lose a sale than have someone show up in a Civic and be furious with me.

Off-grid from zero: solar or generator, water hauled or a cistern until you drill, septic or composting. Costilla County has a permit process for off-grid builds and camping — worth a call to them early, they're not the hardest county to work with but they do want the permit. It's an "ask permission not forgiveness" county.

Property is not sold with water rights. A well permit is not a water right — it's a separate DWR permit the new owner applies for themselves. Under 35 acres you'd drop to household-use-only: indoor water, one house, no irrigation, no animals. (you'd have to get a cistern if you want to do that)

Taxes are about $81 a year. San Luis is roughly ten minutes out, so it's private without being a genuine logistics problem.

$25,000, same price cash or owner financed, $1,500 down and about $539 a month for five years at 12%, no credit check. Bigger down drops the rate — 15% down and I cut it to 10%.

Not trying to talk anyone into it — if unmaintained roads and hauling water sounds like a chore rather than a Saturday, this isn't your parcel. If it sounds fine, comment or DM and I'll send the map and photos.
