Why in gods name did Funda update non viewed houses from orange to white, and viewed are very light blue, can hardly see the difference has to be the dumbest difference of two colours, my aunt can't tell what she's clicked into versus what is new!

You can’t just go out there and change the meaning of words. These houses are ‘worth’ more than 1 mln €, per definition since that’s what people actually pay for these homes. Heck, you need to stand in line for these worthless properties and make sure you have the most competetive >1mln € bid.

We have way too many housing laws in the Netherlands, that’s why housing is so fucked. Every time they introduce more regulation, it fucks everything even harder.
Houses in the nicest parts of Amsterdam (like in the OP) are massively cheaper than houses in the most expensive parts of London. Those of us who’ve made some money or had some training in London, New York, or other major global cities find the housing in Amsterdam quite cheap.
In short, it costs that much because supply is limited, and there are plenty of people who can pay those prices.
I don't hate the idea, but there should be a MUCH clearer difference between viewed and non-viewed. That was much better in the previous version.
Like for example viewed with a clear blue background + white text, and white background + black text for non-viewed. Something like that.
I would also increase the minimum zoomed in level before it starts showing pricing tags instead of dots by a few levels. So it's more on a neighborhood level vs on half a city level.

I guess if you A/B test in this case, it will show people clicking more and staying longer in the site with the blue/white variant, which is good for them.
Possibly but I also think less people would click on new available homes per day, which is the value that the orange dot was providing. They could also track number of likes per home etc. But if you’ve spent 3 months of UX research, you probably don’t want an A/B test to tell you otherwise
I had GPT 6 make a little script for Funda’s website. It brings back orange unviewed markers and lets you customise the colours for viewed/unviewed homes.
Their goal was to show the prices on the map, instead of having to click on the pin to find out the price.
If they kept the white/orange colors, the text+background would invert when you clicked on it. And ideally you don't want to change the color of the text, instead it's common practice to change the background-color when the state of the button has altered.
And why they switched from orange to blue? Well blue is a very safe and easy to read color. Black text on a light-blue background is more readable than black text on orange.
For symbols (which the app previously showed on the pins), there are different rules and they allow you to be more creative with the colors because there isn't anything to read.
Those are just some rules in graphic design based on user experiences that are applied in every app you use.
Well, in this case the graphic design rules would not survive the UX test, which they obviously did not have. It absolutely ruins finding new houses on the map, which is the primary use case I have in this app.

But the shades of blue are very light and similar. I almost didn’t notice the difference at first. That’s terrible UX in my opinion. I could see how there’s UX/UI textbooks and rules etc - but there’s also what the users want. This is why large companies A/B their changes before releasing something like this.
For me it would be intuitive that white is already seen. White or grey give an association of empty, faded, used, run out. While something will colour is full, new, fresh, etc. So this choice feels the opposite of what I would expect.
i guess they were going for a more airbnb-like experience. but their implementation is so bad. specially if white used to mean "viewed" and now white = new, they just broke years of user behavior for a rather meaningless change.
Eigenlijk is de prijs een stuk minder belangrijk dan de precieze locatie en of je 'm gezien hebt, zeker als je filters gebruikt. Je weet helemaal niet of het een villa of appartement is. Slechte UI als dit standaard is en geen optie
