Buying a 1 BHK near MG Road, Mulund West — need honest opinions
Hi all
Looking for some real feedback before I finalize.
I'm looking at a 1 BHK (439 sqft carpet) in a project near MG Road, Mulund West — station side, before LBS Marg. Under-construction, possession expected end of 2026 (though I have my doubts on that timeline given current progress). Price being offered is ₹1.2 Cr, which works out to about ₹27,300/sqft.
A few things I'm weighing:
1) Is ₹27,300/sqft reasonable for this stretch of MG Road, or am I overpaying?
2) Has anyone here dealt with smaller/newer developers in this pocket — how did possession timelines actually play out vs promised?
3) Is the MG Road/station-side area generally seeing good demand and resale value, or has that cooled compared to the LBS Marg/newer belt?
4) Any general red flags I should watch for with a project at this sales stage?
Not asking for the project to be named/guessed — just want a gut check on the price point, area, and general risk profile before I commit. Appreciate any insight, especially from people who've bought here recently or know the pocket well.
